Actually, only 2 out of 52 were accepted. Each offer we looked at the repair cost, comps in the area, and I used a formula in an excel worksheet to do the initial assessment based on percentages! Looks likt this:

____ Minus profit (minimum 6%)
____ Minus repairs (maximum 8%)
____ Minus closing costs (minimum 2.5%)
____ Minus holding charges (6%)
____ Realtor Fees (4.5% of value)
____ TOTAL DEDUCTIONS HERE
____ MAXIMUM OFFER AMOUNT
I guess I am less woried about the market than I am sticking to my numbers. They work so we stick to them.

I'm a new investor intersted in establishing an LLC and website. I read your comment in the forum, and wondered who you used to set up the LLC for only $50? Also, did you use Dean's free website, or another company?
