I would like to close on two properties that are available to me. I have had the inspection done on both and have motivated sellers and buyers all ready interested in the properties. I don't have a hard money lender to fix the properties so I want to do a flip. What is my next step?

Need help with negiotiation
Hi Greg, hopefully you can help me with my negotiations. I am in the process of closing on two houses. Both are motivated sellers and willing to help with closing costs. both need rehabbing and I have 5 buyers that are interested in the houses if the price is right. Do I flip the properties or do I sell the properties to my buyers? How does the help with closing costs come into play on these deals. I'm confused. It will be my first time taking action in this market and I want to get the best deal I can. PLEASE HELP I am totally confused at what is my next move.
