Just chugging away. My wife and her sister has inherited a home worth $85,000 and her sister said she would sell her half for $20,000. We're trying to find a private money mortgage because we can't get bank financing due to ex-spouses and that baggage.

That's right! I found THE needle in a haystack! We have finally nailed down a home for ourselves and the Sellers are carrying ALL of the financing with ONLY $2,000.00 down!!!
We've been discouraged and bummed so many times in the past and we're getting to the point of thinking we would never make it happen. We just kept believing and making offers. When we were the closest to quitting we made one lat offer!
The moral of the story...NEVER QUIT!!!
