First Deal Done, Made About 60K, Wife Quit Job

Just wanted to let everyone know there are ways to get the deals done as long as you stick with it and push through the rough spots. This deal was so complicated there were several times I wanted to quit but I stuck with it and profited 60K. Originally it was a lease/purchase deal at 0%. I had the right to rehab and resell within the lease purchase. I signed the deal with the executor of the estate for $55,000 and Rehabbed the property for about $30,000 so I had about $85,000 into it and sold the end product for $145,000. I didn't know some of the laws in Delaware regarding estates and the deal got complicated. I had to deal with 8 separate heirs and lawyers and title companies. It became such a hassle that several times I thought it would not happen. Finally with the help of a tenacious Real Estate agent and my persistence in taking care of the details of getting documents signed and sent to the proper places I assigned the deal with the end buyer, I contracted with the heirs to get my profit out at closing and on Friday 9/7/12 I received a check for all my work. I even got the heirs to credit me an extra $5,000 for my efforts in getting the deal closed and to get that all I had to do was ask. To give you some perspective my wife worked at a school as a part time teacher (which actually is more like full time) and made $18,000 per year. this deal was three times her salary and has allowed her to stay home and work with me in the business. We are currently doing our second rehab which is about 2 weeks from being finished and should net us another $25,000 to $30,000. We are also getting ready to make an offer on a third property in order to keep rolling along. This is going to change our lives. It all goes back to the education and motivation provided by Dean and his family. My advice is keep pushing and act. Don't suffer from what I call "Analysis Paralysis". Get out there and start making the offers and follow the program even if you are not doing it perfectly. You will find that the more you act the better you will get and the more you will understand and in the end you will become the expert who can the things you have seen Dean talk about and so many of his students achieve.
