I bought Deans book about three years ago and i was a little overwhelmed so I just put it away and forgot all about it. At that time I had two business's doing pretty good. well, since then I lost Deans book and both business's plus went through bankruptcy. I'm just glad Dean is so persistent with his emails and videos because about two weeks ago I finally watched a video ( in stead of deleting it ) and now I'm reading the websites and cant wait for another video. I am very excited to get started with this but I'm a little hesitant about the contracts and all the legal stuff that goes with it. I was just wondering what is the best book to get for the pre foreclosure"s, locking it up, finding investors and so on is.

I wanted to also welcome you to the board. I know you will find lots of great information here and make a lot of new real estate friends. Do you have a Facebook? If not it is good to start one. I have sold a few of my deals off my and my son's facebook. Most of us here have FB and are all friends on it too.
As for the success academy...They will call you soon if you have bought any of Deans books. They are the people who work for Dean and they are experienced investors. They guide you hand in hand through your firs few deals. It is like giving your business a big kick start with them talking you through your deals. It is a great asset if you can go through the academy and you don't even have to leave your home. LOL.

Thanks for all the inspiring words. I have a question, Why do they say it is good to have a good realtor to work with. I have a friend, (not real close friend) that got her licence about a year ago and she is working for a reality place in town, but wouldn't she think that it is competition for her?

Realtors huh...LOL! I have been through many realtors who were basically worthless to me. That is why I work without one.
Now if you can find a good one that understands how to work with investors you have someone worth their weight in gold.
The realtor holds the key to the goldmine...that would be the MLS (Multiple Listing Service.
A good realtor can learn to spot deals on the MLS that fit what you are trying to do...you make an offer on a property off the MLS...your realtor calls the owner and places the offer...if accepted and you find an end buyer in time the realtor makes his/her money off the seller and you make your money off the investor/buyer. They can be such a huge asset to your investing career.
My problem is they refuse to place low ball offers for me...they then get an attitude and decide that wholesaling is illegal...which it isn't.
Like my real estate attorney told me...any contract is assignable unless there is specific language in the contract stating otherwise. Wholesaling has been going on for hundreds of years.
When you get your first encounter with a realtor who tells you what you are doing is illegal...just ignore them. They have no clue about legalities and contracts. They are realtors not attorneys. You will encounter your first realtor thatwill try to make you feel like a criminal...just ignore them and come here for support.

Hi, How do i find out about, close to expired house listings on the market. Would that be through the realtor?

I'm new to the real estate venture. I have had allot of jobs in my life from musician to factory work to owning my own business just to name a few. I have probably made allot of money in my life time but had to much fun spending it and not managing it wisely. Well at 53 years of age its time for a big change. I'm very excited to get started in real estate and from the emails, video's and the website I would say we have the best teacher out there to get us where ever we want to go.
