This is the first time i've been on the guestbook. i just wanted to say thank you for sharing your knowledge about real estate. My son Jeff and I joined forces last Jan, early Feb. We attended the edge last year and had a blast. So far we have purchased 4 houses. 3 are rentals and our latest one we are going to sell. We hired a contractor to rehab the inside. I normally do that myself but we are going on your advice and trying this strategy. So far things are looking great. We will see how fast we can sell this one. I don't have the exact figures in front of me but we probably average $40.000 profit (equity) on each property. We won't have that much profit in the one we are selling but we are turning this one in about 1/4 of the time compared to me rehabbing myself. We should clear $15,000 to $20,000 and we did very little work. I'm ok with that!! I could go on and on but I don't want this to be to long. Thanks again and we are looking forward to the Edge this year.
