We are having a great time! Matt makes things so simple. Wholesaling seems to be a big topic here. I've always done buy and hold but now I'm thinking about wholesaling. This is good stuff!!

Learning a lot about wholesaling at this conference. Matt makes it seem so simple. Covered double closings and assignment of contracts. Glad we made the trip from Ohio to Arizona for the event.

WOW, Brain is reeling... SO MUCH fantastic info!!! (O_O) Many pages of notes, and now I have to get it all settled and organized in my head... Despite the occasional glitch, I think this live-cast online tech is doing a really good job, and with the replay available to me in a while, I can go back and review stuff as needed. THAT will be a godsend!

Amazing Info

Everyone's presentations are great, but several things come to mind....

Ali's presentation was full of business acumen and tips like creating a sense of urgency by giving a specific date and time a response is needed. He also challenged us to start getting results instead of focusing on "activity". And after his talk I am ready to work in different markets across the country.

I loved Andrea's point about not having to excel at everything since that is what partnerships are for.

AND I am ready to hire a book keeper after Matt and Dean answered Courtney's question about how to stay organized now that her business is growing rapidly.

Go Team, so excited for Ladies night and tomorrow and more networking and the pina colada by the pool.

Supercharged!!

So it's after midnight. I just got back from the "ladies meeting" and I am so wound up I cannot even think about sleeping! Last year we came to the Edge not knowing anyone, and this year I feel like I am with family. This is the most amazing group of people. I realize that these connections and friendships of like-minded people were born out of Dean's commitment to change lives. His commitment to help people trickles down and inspires us to help each other. So thank you Dean.
I did wonder how the 2012 Edge Event could possibly be as powerful as the 2011 Event was, but I am not surprised to say that it is ROCKIN! The speakers today were great! I tried to soak up every word!
I think my best take away today came from Dean. He said, if you have lost money in the stock market or on a deal...make it back! I love that because it reminds us that we are in the drivers seat. Don't look back. If you lost money...make more..make it back!
I really do want to thank all the speakers today. I learned a lot and was inspired by all of them.

up early this am and walked the firesky resort to see its beauty when its quiet Smiling) very nice place with the pools ,sand beach that flows into another pool and the high torches that burn high at night !!! ok enough of that and im sure you want to get to some tips and info from some great speakersfrom yest. i wanted to get up early to fullfill my word to you with some live event wisdom shared with us.keep in mind we STILL have a whole day PACKED with MORE AWESOME speakers ,dean and great stuff to propell us to crank deals or get your first!!!......
Nate and Jenifer Armstrong shared some great double closing,bird dog and assignment of contract info and right info including a LOWrepair cost per sq ,from 10-15 per sq, and a med of 16-20 per sq , and a high of 21-30 sq,
on double closings they explained A to B to C ,,,,A= SELLER
B=YOU C=CASH BUYER and matt larson explained this strategy in detail later in the day.NATE and Jen did a terrific job !!
Andrea Weule talked about partnerships and teaming up for success and how you can and should use each others strengths and weaknesses together to accomplish more and leverage .keep each other accountable,reward yourself for tasks you complete.She talked of how her and Chip did their first deals and how far they came working TOGETHER and utilizing each others strengths !!! these are also two EXCITING FUN indivuals !!!!! Andrea is soooo funny while she presents.she incorporates humor into learning !!

SELL ALL THE TIME !!!..........he stated that you r actually selling YOURSELF and your ideas all the time and to be EXCITED.... he says ,,,if YOU R NOT EXCITED about what you r doing ...... then WHAT R YOU DOING HERE ???? so get yourself EXCITED and MOTIVATED to learn and take ACTION with everything you learn to take your life with real estate to the highest level so you can realize your WHY ...... be it to take care of your family ,spend more time with them,enjoy your self ...because YOU DESERVE IT !!!
dean also shared that someone with ENTHUSIASM will ALWAYS WIN !!! feel this way about real estate and NOTHING will stop you !!!
another VALUABLE tool dean showed us is a UNIQUE ABILITY EXCERCISE:
he showed us how YOUR UNIQUE ability is the thing that can make you for instance $1000 per hr and your excellent abillity may make you 250 per hr...your GOOD ability may bring you 100 per hr and your fair ability may get you 15 an hr!!! well he said your UNIQUE ABILITY is the one that r going to cut you the BIGGEST CHECKS so why r u wasting time on the others if you can DELEGATE these tasks to others while you are making MORE $$$$ doing your UNIQUE ABILITY ???? this is soooo eye opening the way he explained it and this should be something all of us think about so we can get to the next level.THIS IS HOW HE can do soo much with the 24 hrs of time we all have.we think man how can he do all that he does BUTTTT its because of this exact excercise that he utilizes and SO SHOULD ALL OF US !!! thanks dean for this and SO MUCH MORE infornation that we R learning here at the edge !!!!

a quick tip from Ali Safavi that you may use if not already.USE GOOGLE to search for the top ten surgeons,attorney,and top proffesionals in OUTSIDE areas from what you r working now .....use these to EMAIL them with a brief introduction on how you find deals better than ANYONE and if they are interested you will contact them.I know you r using some fabulous techniques already and you can no doubt put your touch on it but this is how he generates a massive buyers list that has ALREADY brought him to real estate retirement in two short yrs of being in deans program !!! more good stuff here to come !!!

pipeline management...if you have a deal going ..and its ready to go to closing..yes be proud and reward yourelf BUT dont spend alot of time in limbo ....GET GOING ON THAT NEXT DEAL you need to be PLANNING whats coming down the PIPELINE !!! be busy when things r not busy ...

IF you want to be rich SLOWLY then stay in your back yard ...DEAL with cash buyers OUTSIDE your area ....Ali has shown this to bee true in his case as he has RETIRED in two yrs from entering deans systems.

Ali said that if we stay in our own backyards, we would become wealthy slowly; if we want to kick it up we have to get out of our own backyard and work other markets in the country. The google technique of emailing folks that are top professionals in an area to build a buyers list in that area, then speaking to them about their investment criteria; was a great point.

First time at the Edge Event 2012, It's a great and Amazing experience, everyone is so high in energy and we feel invincible.

My takeaway from the first day was as an Entreprenuer how can we make an impact on the society and turn this echonomy!!! And Dean will make more millionaire by changing lives, excited about the TV Program that Dean talked about.

What I'm learning live from home

This is BY FAR the best RE investing course we've ever been to. The info will help us change our investing strategies and open up the potential for more deals. 5 things of importance we've learned just from Day 1 that will make a difference to our RE investing & learning:

1. The Live Webcast is a must for us. My wife has health issues that prevent travel and I'm the primary care giver. Without this live webcast we would have missed some of the most important lessons and strategies we have heard in years and that are critical to dealing with TODAY's investing issues. Thank you Dean and your tech folks for making this possible. It has made a HUGE difference and worth every penny of the $498. What a deal!!!!
2. We are all just ordinary people but with the ability to do extraordinary things when it comes to RE investing, because we have Dean & his team as our teachers and guides. Every speaker wandered in the REI desert until he/she found Dean's infomercial and learned his strategies. The differnce between Matt, Andrea, Joe, Nate & his wife, etc. and us is they took action 1-4 years ago. This conference has made it clear that learning without action is useless. So we must be brave and hop on the road to success. Move over guys. Beep! Beep! we're coming through to join you.
3. How to deal with "aging" and "flipping" restrictions from banks on REO's and Short Sales by a "modified flipping" strategy: Here are the steps: Find a cash buyer (CB), close the purchase using the CB's money, give the CB a mortgage on the property to protect his investment, lease the property to the CB for 60-120 days, CB uses the lease time to do his rehab and find his end buyer, close with CB at the end of the 60-120 lease period (either reg closing or double closing), CB can either buy and hold or sell to another end buyer/homeowner. It's clever, legal and will open up lots more deals to chose from. It will also quiet down our RE agent who is so concerned about the new anti-flipping rules and let us go where others fear to tread. This one Great Stragegy is worth 10x the cost of this live webinar. Yeah!!!
4. Focus our time on creating "results" rather than "activities." Results are actions that move us closer to the closing and making money. Activities are busy work items others can do for us (like finding the deals for us to evaluate). Ali recommends not buying until you have a buyer for the deal (rather than finding the buyer after you have a deal). Thus, Ali's rules (Dean's rules modified a bit) are Step 1, Find Buyers. Step 2, Find Buyers. Step 3-10, Find Buyers. Step 11, Go shopping for our Buyers & evaluate the deals the RE Agent has brought us to match our Buyer's requirements. Ali also has a strategy for finding very high end buyers with lots of cash, but it requires us to be braver. However, it could reap us great rewards and keep us focused on getting the most bang for our time & effort. We have to watch the Edge DVD replay and practice this one.
5. Get the Edge DVDs and review them (they come with the live webinar cost anyway). There is just sooooo much stuff in Day 1 alone to remember. We're going to have to review them several times to mine out all the nuggets, let alone pick up the diamonds that are just lying on the surface.

Wow, that's a lot of information in one post!! The part about using the CB's money to close and then giving him a mortgage and then leasing the property to him.... how can you give him a mortgage on the property and lease the property to him at the same time? Maybe I read it wrong?
