Returning calls from Bandit Signs - handling RE Agents and Haters

I am getting TONS of calls from Bandit Signs in MT. With 20 signs out, I get about 15 calls daily. But some of those are HOSTILE callers -- for one reason or another. Here is the scoop on handling this real problem.

1. If you are not able to stop and take notes, let the call go to VM. Use Google voice ONLY. Total anonymity and a great service with tons of features mentioned earlier in my blogs.

2. RE Agents are not going to like you doing business with Bandit Signs. They know that it is effective -- and because of their business license and legal requirements to do things in a "kosher" fashion, THEY CAN'T use bandits. So they tend to hate you. Your bandits are taking food off their table. You are getting deals that they may never see or have a chance at. And the market is bad so they have time to put their angst into motion by calling the Zoning Officer and working to kill your deal. Only give out your G voice #. You do not need to give out anything else. When I have a person on the phone and I can hear in their voice that "grumpy" tone, I guess that I am talking to a person who wants my signs to go away. I speak kindly, but only give my first name and the name of my sign as my business: "We Buy Houses". I tell them about what I do, but no way for them to track me down. You will find that haters who are out for your skin will shoot questions at you and offer little or no info.

3. When I get an agent who is friendly, I do give them my email address that I use for marketing houses -- not the email that I use for investors. That way they only get a hotmail address and cannot go back to my website.

4. Tell EVERY agent that you need agents for your business and would like to work with them. Ask them to send MLS properties to you and give them your criteria. If in a town where you have no one, tell them so and that you need an agent in that city -- you really do. Tell them that you need their info and send a few emails back n forth. Mention referrals.

5. Always tell the truth OR do not answer the questions if you do not like where they are going. But do not get sassy or hang up because it is very easy for a more motivated enemy to take your signs down. Be sweet.

6. Store the h8r's number in your phone as RE H8r #3 or RE H8r Tammy Smith. That way you know who it is coming to get you from now on.
