I got news yesterday that my buyers won't be able to close afterall. So now the property is back on the market. Totally bummed on that one.
I am now earnestly looking for PML to get my next deal going. If you know of someone that could do a deal of 90 - 120K let me know!

I just got my two assignments and can not get them assigned. Tacoma , WA area. one house 60,000 1,000high side repairs ARV 90,000
(2) Home that is cute craftsman syle 115,000 $20,000 high side repair ARV $199,000-$225,000
My first two, and buyers not paning out! Earnest money due on the $60,000 house today and told my agent to put in a promissory note.
Pretty sure he will drop me if these deals do not fly

After agent sends me scathing e-mail about buyers being liars and advising me other means to invest my money, tells me I have another verbal acceptance on a property.. So that would be THREE.

I placed on Craigs list
Had another investor that says has 22 buyers told her I would partner w/her
Have not put an add in paper. I can try and get that done in the morning.
I have a buyer forwarded the pre-inspection on the largest spread house. His contractor went to look w/my realtor yesterday to look at cost. See if I was in line w/the cost I gave him. Prayed on this again
One buyer says was thinking of a hold on the two with small spread because both ready to rent at $750- $850
Told her if she was going to hold for her self, I would lower my assignment fee. Gotta tell you that this is not a 20min turn or a couple of hours work, I am doing everything I know to get these to suceed.. Yes, I am the girl with the oxygen mask and I have to go out of the country tomorrow for 6days.
It's Sunday, I am praying again. Why is it buyers don't know or feel your urgency?

your deals sound pretty solid, I'm surprised your buyers aren't coming through... I think you need to build your buyers list and get some that will take those deals from you as soon as you lock them up!

Daisy Chain
My coach told me when an investor wants to shop your deal around to others in hopes to get another assignment fee on top of yours, it's called a daisy chain. Assignment to an assignment ect.. can you imagine how upset my realestate agent and the seller would be!
I have had a couple Flowers (daisys) contact me. Those did not work out..

Many will not respond to Craigs list add. One told me felt a waist of his time because its people trying to build their buyers list. I told him well you should because if they bring you a smoking deal it would be a worthwhile contact

sky, have you advertised??? Craigslist or Newspaper? at least, local bandit signs. I put a ghost ad in the local paper with no details, just that I had a few under contract needing to be assigned asap, put no details and still got some bites to put on my buyers list. Good luck!!!! I hope you can turn these both over and make some $$

Thank you .. Did Craigslist, did not do Newspaper maybe too late for that. It's Sunday going out of the country tomorrow. Or, I would do a Bandit sign. These are good idea's and when and if this real estate agent leaves me, I will get another one and do it again. Maybe put that ad in anyhow on these and see what response I have
