Putting in offers today...

I put in 3 offers today and the phone continues to ring. That's nothing major compared to the large players in this game like Matt and Dean. However, I'm just getting going full time with this. This is literally week 2 of turning this into an actual business instead of side income and ZERO bandit signs went up last weekend (back ordered due to a vendor screw up). Still my offers are on properties that CAME TO ME through my targeted marketing techniques done through free classifieds on-line and existing bandit signs. I'm not cold calling anybody. This brings my closing rate up very high. It's the difference between these two items that saves time and money...

1) I ask the seller if I can buy their house.
or
2) The seller asks me if I will buy their house.

Partnering with other wholesalers...

This is a win/win. The first deal I closed was one I partnered on. I had a wholesaler bring in a buyer. We split the assignment fee. It was great! I wanted quick cash and I got it. Plus I got access to his buyer now.

I offer this same service today. I know it can be difficult for new wholesalers to get going. I partner with wholesalers and help them move their property. It's like having an expensive bird dog. The market is flooded with wholesalers trying to make it. Most of them don't have a clue and really need a hand. It's ok. Everybody starts somewhere! Don't be afraid to partner with other wholesalers. I treat them kinda like a different buyers list. It's great.

Bird Dogs

I'm looking for bird dogs in St Louis. I have a couple now that came off of CraigsList. It was a simple ad I placed. If you are in StL and you want to make some money hit us up on CraigsList. Just search Hanks Investment Group. I need all the bird dogs I can get.

More leads = more money

Fliers...

Fliers are cheap. I had 200 balck and white copies printed up at FedEx for just over $20. I went driving around last night to post all of these fliers.

HOWEVER, what I found is it's not that easy. There really aren't a ton of bulletin boards around. I may have to get creative (maybe post them on stop signs lol).

In any case, just like I learned my first time posting bandit signs I learned this time as well.

I'll keep them in my truck and post them as I find places around the city. I'll also leave them on doors of potential properties if I happen to drive by one. Point is it's $20 and I have 200 of them now. That's a very cheap form of marketing.

Bandit Signs & Hired Help

I found that being time poor really doesn't help when it comes to marketing. However, more marketing means more leads. I always look for new ways to market and for ways to streamline existing marketing.

Enter my newest employee Alex. I put an ad on CL asking for some one to post signs. Alex was one of a few people who replied. I hired him. He's a sharp guy with an awesome car and house. He also has experience marketing real estate. Yet for some odd reason he decided to work for me on the side.

Introduction

Well I did a few deals this year and basically went to Vegas with the money. LOL It was an awesome vacation!!! I see the potential in Real Estate. I've brought on a partner and we're building an enterprise! Follow me here and watch what happens.
