Today I made offers on 6 more properties.That is my real estate job for this week. I offer a 20% discount. I learned this with Matt Larson. I like my new job , it is so easy !

If I was skeptical before, I'm more determined to make it to my DG membership goal.. the weekly wisdom blog session with DG and Matt talking about alternatives and Matt sharing what could've happened had he not taken the risk to be a DG member, has really given me the courage to stick with my goal and become a real estate investor. I know that probably, I won't cash in too much right away, but eventually I will! so, I'm determined to save up and do this...DG, thank you for being my friend!

I placed an offer on a house for sale for $300,000. I offered $240,000 or 20 % below asking price.

My real estate agent told me that my first offer was rejected ! He told me the buyer wanted the property for himself. I offer 255,000 or 15 % below asking price.

I just missed the deadline of my 90 day loan and it's going to cost me 16K - this lender was new to me so I took it for granted that he was a good guy - well, he's not. I didn't understand the default fee and when he gave me my payoff it was 16K higher. His reponse, too bad - you should have managed your note better. I tried to talk to him and he was having none of it. So, I guess I will have to pay the fee and never, ever do hard money again. So bummed.....My profit is cut down to about 8K now......

Today I searched for more investment properties. I searched in listingbook.com. I informed my real estate agent of my desire to make offers in these properties!
