Journal Test

I want to start a journal, but am not sure if this is the place. I'm going to just write alittle and see where it ends up. I still have so many questions after being around here for over three years. I don't want to quit even though I've been going weeks and month without looking at this site. I used to get on several times a day a few years ago. In recent days I've found 3 motivated sellers and I don't know how approach them. One is in foreclosure and not in the banks hands yet. Two are people moving to another state. One of those has already put it in a realtors hands, and I don't know how deal when an agents commission is now standing in the way of the best price. The other one just rented a fairly nice and expensive house, but seems to want to hold out for top dollar.

trying to become successful

When i first bought deans program last year. I had dreams of being financially independent by now but it seams for every one step forward i take. someone tries to push me comes along and pushes me two steps back. And im not complaining but after awhile of doing this. it really starts to wear on me and with no job anymore i become more aware of the reality that only by some miracle will i ever be as successful as i wanted to be when i started this. but the marines have taught me to hold my head high and forge ahead and with help from the dg family i know i can do it

3 Short Sale Immediate Action Steps!

1) Raise Private Capital - Be prepared to reaise private capital for your short sale deals, just in case the bank(s) require you to hold for 30-90 days before selling.

2) Delegate Cumbersome Negotiations - You don't always need to be primary negotiator for your short sale deals, you may want to delegate this to someone else, so that you can focus on making offers.

3) Be Patient - Don't offer a property for resale until you have obtained your own approval to purchase the property.

bandit signs disappearing....

Yikes!! All but one of my signs that I put out on Friday were taken down by Saturday afternoon! I am a bit frustrated! So I am thinking that maybe direct mail would be the way to go....Anyone doing that???? Any advise?????
