South Puget Sound Wholesalers Group

I just created a new group for the DG site called South Puget Sound Wholesalers. My goal was to create a group for my local area because there wasn't any groups on the site, and there aren't any local REI Clubs (the nearest is Tacoma, which isn't that far away, it's just a totally different market down here). Anybody in the South Puget Sound area (and the Western Washington/Oregon area for that matter)should check it out! It's open to Wholesalers and Investors, as it is meant to be a support system/networking vehicle that matches people up for the purpose of doing some deals and making money! I'm ready to get BUSY out here, anybody with me?

Lease Option !!! I need some help please / advice ..

I have this opportunity for a Lease Option,I checked and Appraise the house, and the owner is asking for $40 k less than what was appraised so that's really good,
But I never done a Lease Option, and don't really know how to negotiate the terms, also maybe someone can give me some good advice.. like what do you consider a good deal ?, also if he does not agree with Subleasing I should not do the deal ?
