- Rehab $ = Materials & Labor
- Closing Costs = 3% (6% - buyer & seller)
- Holding Costs = Monthly Costs (principle, int, taxes, ins, utilities, HOA, maintenance 3-6 mos. 6%
- RE Agent = 6% (buy/sell)
- Profit = 10-15%
- Assignment of Contract Fee = your fee ($2k-$3k to start) depends on deal MAX OFFER

Life does get in the way! I think?

So, I've been reading 30 Days to Real Estate Cash since July 10th. I'm here to report nothing! But one thing I can say is Life does get in the way.... That's what I thought at first but some times I can be my worst enemy! It's really about dedicating yourself to changing your life! So today is the fisrt day of my life change! I'm hitting the ground running....

Remember: Time doesn't stand still and neither should you! Never let time do you, you should do the time!

I am a person trying to make it in real estate love real estate for many years . I am now retired and am looking for a little extra income. I have so for flipped two houses and am having my third one for sale in the next few days. I love what I am doing but for some certain reasons I am going have to go try to go to wholesaling. I can get you connected with houses from $20.000 to up what you are looking for. These home are mostly brick with two bedrooms/one bath, most have little work.
I have been to Deans seminar and have most of his books. I love his weekly show. Well, lets just say I really like him. I am new to wholesaling, but I know the basics

Sale failed....but not giving up!

The house was almost done and I wanted to get a jump start on listing the house. My RE Agent and I met and decided on a price for the listing. We based our price on the comps in a two mile radius which, as I understand, is standard.

3 days later I was under contract - but the house wasn't totally finished. My husband and I spent a full week with long 10+ hour days wrapping things up. Enter the appraiser....
