panicked!!! Please Help! Someone!

I am a new (obviously) investor. I have been following the steps in the book and in the blue print. I called on a house as I was driving and the owner wants to sell. There's no mortgage on it. I don't have any responses yet on my buyers list. I am still working on it! What do I do to lock this house up! I don't want to mess up! Please help! I'm fast forwarding in the book now to try to figure it out.

The major media cannot be trusted. They have failed to report on world changing news, supression of world changing technologies (google Stan Meyer, water car inventor), and cures for diseases. I have a long list of cancer cures that have a very high success rate. Just send a PM if you are interested. Here's just one: Dr. Simoncini of Italy makes tumors disappear with baking soda. Yes, baking soda. And what did the medical establishment do? They took away his licsence to pratice medicine. And all of these cancer cures I have discovered have no negative side effects. Unlike chemo(therapy?), radiation, and surgery.

Option to purchase real estate property agreement form

I am getting ready to do my first deal. Is there a shorter purchase agreement form or can I use an Option to purchase agreement form.

Partner or Private Lender

Looking for some one to partner with in Montana that would like to get in on some great deals or as Dean say's amazing deals. How to find a partner that trust you and believes real-estate is the answer to investing. Having learned the deal finder strategy and
analysis threw Deans coarse and by hands on in our two deals done. My wife and I are prepared to do lots of deals with a private lender or partner. With one waiting for closing.

Looking for the money...

So now that I have secured two properties I now am looking for the money. I don't have enough for both. After careful consideration I am thinking that my best bet is to get private money and split the profit - the second best is to wholesale one of my deals. So here is the breakdown:

4 bed, 2 bath 1900 sqft home
Purchase Price 109K
Renovations 30K
ARV 185K -
After fees - profit around 28K

Property #2
4 bed, 2 bath, with rec room 2400 sqft home
Purchase Price 115K
Renovations 45K (it needs a lot)
ARV 224K
After fees - profit around 34K
