First Deal Closed Today $9700.00!!

This was a 3/2 sf that the seller had listed for $125K with an ARV of $149k. He had done all of the rehab ( kitchen,bath, paint,etc:) except for the carpet. We negotiated the deal down to $85.3k and got it under contract. I assigned the deal the next day to one of my buyers for $95k. The whole deal took 3hrs to include walking the property. BOY-O-BOY does this stuff work!! Hope to have deal #2 by the week end. THANK YOU DEAN AND THE SUCCESS ACADEMY!!

Assignment

Good Evening!

Hello to my new Real Estate Family. I have a quick question about assignments. I am looking into doing them out of state. Should I contact an broker in that state being that they know the law for that state to draw up the proper documents or do I really need a broker at all if I am reassigning the contract to another buyer/investor. Another question can I look on the website for sellers or do I need an real estate agent.

So I am driving my agent crazy asking for updates on the buyers every day - but it appears that it will indeed close on time in two days! I have been busy making offers here using the 25:1 strategy that Matt Larsen talks about. I should have something locked up by next week - and my cash in my pocket!

I am thinking I would like to try a bit of wholesale stuff and have been reading up on it....wholesellers, give me your best encouragement!

There's no secret...

It's scary here as a newbie and I'd really appreciate any great advice from everyone on how or where to start. I have a realtor I believe will work for me...good close friend, but how do I start with absolutely no capital, cash in pocket?
