About 3 Weeks into the RBBP

Hi everyone.

About 3 weeks into the RBBP.

So far i have been able to put 8 buyers into my buyers list.

Craigslist ads have been working the best for me so far.

Finding a real estate agent has been challenge.
I have sifted through all of the KW and Remax ones in the area...

Once I get to the part when we talk about acquriring a sales report from the MLS for all cash sales in the past 90 days, the agent does not respond back. Two of them just put me on an MLS mailing list, and one actually emailed her MLS password info and told me just to do it herself...seems like none of them want to do any work.

Regardless, one agent did recommend a few places to focus on in the big city of Worcester.

Last 2 deals NONE of my own money

My last deal was an "as improved loan" on a duplex. Bank loaned me full amount of purchase price and an additional $7200 for repairs. since i did most of the work myself i was able to pocket about half of that and now have a property that cashflows about $800/month. Also just got approved for a 100% financing on a 6plex. Closing next month and should cash flow about $1600/month on that. this thing really starting to take off!!!!!

Buyers and Sellers!

I got my first two buyers for my list today and found three properties for sale. NONE of them are on the market! I have first shot at them! I have not run the numbers yet, but it's a start!

I called the "duplex for rent" ads in my local newspaper and asked if the property was for sale.

I'm just stared my adventures, under Dean's inspiring program, this month. Already, I have made five offers. Of these, I have two locked under contract, one about to get locked in, the other two in the negotiation terms. I'm working on getting the first one assigned. I should hear from the private investor by Thursday. If this happens, the deal will be closing next week on Tuesday. The second offer is about to get accepted. Hopefully, I will get confirmation on Thursday. I have two potential clients for this second deal. The third deal is a short sale, so it will probably be a little while. My fourth deal is locked under contract. I'm excited about this one because it's a property that has significant potential.
