Have been reading Deans Books, always wanted to do this but never have worked up the courage. Been praying that God to deliver the hope and success to do this. Took the deposit for work this morning, (family business), and thought I have always gone back to work but this morning I took a detour. I went through a neighborhood near where I grew up and wrote down info to call on houses I found for sale and FSBO. Towards the end of the neighborhood I found a house for sale by a realtor and the owner and wife was working in the garage. I initially drove by and turned around at the end of the street and came back and stopped in front of the house. I was so nervous but stopped and talked to the owner, very nice older couple that was downsizing and moving a block over.

I put in 3 offers today and the phone continues to ring. That's nothing major compared to the large players in this game like Matt and Dean. However, I'm just getting going full time with this. This is literally week 2 of turning this into an actual business instead of side income and ZERO bandit signs went up last weekend (back ordered due to a vendor screw up). Still my offers are on properties that CAME TO ME through my targeted marketing techniques done through free classifieds on-line and existing bandit signs. I'm not cold calling anybody. This brings my closing rate up very high. It's the difference between these two items that saves time and money...

1) I ask the seller if I can buy their house.
or
2) The seller asks me if I will buy their house.

Hi: And my first question out of the box as a BNG is what is the difference between "Agreement to Purchase" and an "Offer to Purchase"? Everyone tells me to get those offers out there. OK, fine. What document do I use to submit those offers? I found the "Agreement to Purchase" document, but do I use the same document for an "Offer to Purchase"? It seems to me that these are two difference topics. Am I wrong? Any assistance would be greatly appreciated.

This is my first entry in My New Life Blog.

I have been so excited about starting my new life that I can't sleep. I have been laying in bed trying to fall asleep listening to the "Saturday Live Event".

I have to say I just heard Mike Koenigs talking about how going to a Tony Robbins event that changed his life. I went to the same event but just this past July.

I am ready to start my new life. I refuse to let myself say "I wish I would have" one more time.

This is the start of the brand new me living my brand new life. Being the person that I know I can be and the person I have always wanted to be.

Today started with stuffing envelopes and getting my letters to the cash buyers out into the mail. DONE!

Next: I emailed my agent for Comps and CMAs to the 2 properties I looked at yesterday.

Next:
I answered PMs and email.

Next: had to divert my attention to my other business's needs so RE was done for the day HOWEVER...I did rehearse in my head the conversation I am going to have with this agent about making "aggressive" offers and if he was ready to do that for me pretty much the rest of the day.

Got on the mentoring call tonight.
