So I have been focusing my attention on sending out letters to families in default on their mortgage as well as the expired listings. I tried sending letters out to owners who had their property listed for over 100 days - no bites though.

In addition, I am calling on all the properties on the MLS that indicate a motivated seller. So far the RE agents are reluctant to get back to me. So, I am going to send a special mailing to just those owners.

Getting ready to put out my new batch of bandit signs this weekend. Hopefully they will stay up long enough for me to pick them up again on Sunday.

I have made three offers and no acceptance yet - can't quit yet as I am too close to success....

As for the weekly wisdom, 30 day goals....I had wrote new ones about a week or two ago....hey, but ya know what...I'm trying to follow a path here....so I wrote new ones.

I made the decision, I'm not getting where I want to be.....so I did my seven levels over, really got into trying to figure out what's going .....and I think I found...not staying on focus.

So, I sat down, made a schedule for the next day. DID THE SAME THING THE NEXT DAY.....And here it is one and half weeks later and I have MY REALTOR.

My new realtor has already sent everything I ASK FOR....AND IS ASKING ME, WHAT'S NEXT!

I have 6 cash buyers..my realtor showed me 7 properties today 2 short sale 2 forclosures and a little old lady who cant afford her home...I'm gonna put in low ball offers and should turn 30 k profits for my investors if there exceped...I'm afraid they may want more and wont buy..I'v only been doing this for about thirty days.hmm no balls no blue chips my dad used to say...

Hello fellow investors, haven't been posting much, until recently. So much to learn from Dean, the member journals and groups. Went to 3 day event in Aug.,got busy trying to absorb all this.

I have a 2/1 house under contract, trying to find an end buyer or lender who will take out down payment, participation/loan and closing fees at closing. One of the things that caught my interest, was that Dean said we didn't have to use our own money or have credit. Does anyone know of a lender that does this?
