I just purchased a home 1 hour north of Houston and hope to set up business there in the next 30-60 days. It looks like a promising area. Have you had any sucess in Houston?

I'm a newbie, sort of. I've read and bought most of Dean's stuff but had not really taken an action until this past March 2010. It kind of went like this.

I tried the Matt Larson technique and had my re agent send out 21 offers the first time via e-mail and 40 the next time. Got only 2 responses and both were negative.

Also worked with another agent who showed me about 20 properties that had been foreclosed on. I put in an offer on a 150K ARV house, they were asking 109.9K and I offered 20K below that. My agent called me the next morning, said the offer was turned down. The house went to auction, I had never been to one but figured it was a good networking opportunity, so I found out who, when, and where and checked out the auction house on the internet. Long story short, I met the pre-requsites, went and bid and got the house for 8k less than my offer. Fixed it up really nice (7weeks) and sold it on the first day it went on the market. While waiting for the closing to happen, the buyers paid 150 to activate an option to rent, then paid 450 for rent for 9 days (after I made sure the title had cleared and the financing had been approved). Made around 30K.

Looking for more, I found a 125K ARV foreclosure going to auction in late Sept. and I put in a bid on this house like the last one. 20K below their asking price of 90K. They countered with 75K, I countered back with 72.5K but it had to include the auctioneer's fee. They accepted. I'm closing in a couple of days.

It's funny. I'm trying to do the other kind of deals but it seems that auctions are what's happening for me right now. How about anyone else. I like the deals I'm making, but I'm tying up all my credit lines, etc. doing it this way. Has anyone else had success with other methods here in the Houston area. I'd really like to talk with them. I know this has been rather long. Thanks for your patience.
