I am proud to be a part of you, I am on to Dean's new Program Your Town Your Real Estate Profit and reading his books furiously, I am still confused I have lots of Real Estate 3 days training but so far DEAN and his program is the best one I have come across.

My Million Dollar Question is from where and How should I get started.

Welcome to the family of Dean Graziosi. We are in the beginning stages also. Bird Dogging has been the best choice for us to start with, due to our financial situation. We are looking for investors, they will have the money to invest in the property. They will tell you what they are looking for. You can start making money by bringing buyers and sellers together and making a commission and also from the investor for finding the properties he is looking for. We are in the process of joining an investment club, that really seem to have a heads up on things. Also we have found an investor through my husbands work, he is a paint contractor.
As for asking clients if they have money, you want to presceen them first to find out if they are really serious about buying and if they really have the money to buy the property. Find out what they are looking for that will work with there financial situation type of home they are looking for and the best location for there work and family.

Looking for cash Investors for Las Vegas NV

I am looking for homes that are around $30,000- $35,000 under market value. I found 2 that I want to make offers on.Mine am doing a straight flip and will make $26,000 on flip at $105,000 if I get asking price. If I drop price to sell faster it will be less. My agent said worst case I will get $10,000 because I have a lot of padding. My agent is well connected working with 73 investors. She sold last 2 in 10 days. If investors we sell to are willing to carry note there are a lot of buyers waiting with bad credit that need a place to live and have 10-20% down. Many of them are professionals but got into the bad loans. If you have investors happy with 10% ROI for doing nothing. We can pay him back 90 days max. If he or she is happy with that we can split the rest of the profits. Let's say we make $20,000. $10,000 to Private lender, $5,000 to you and $5,000 to me. If we make more that is gravy for us. Let me know what you think.

Well as a newbie to this business I am excited for you. What a path you have decided to walk!! This month I will be making more in 1 month that I did working 6 months at my "job". The best thing is that with a business you get to live off what you make and deduct your expenses. With a "job" you have to pay all your expenses first then live on the rest. It is a beautiful thing to be in your own business.

How to start

You are on the right track by reading the book. Once you get that under your belt start building your buyers list. This is the most important first step. Once you get your buyers list you know what they are looking for and the price range that they want to spend. From there you find the right place that fits the bill and get it under assignment. I am very excited for you! Get going and listen to Deans blogs. I loved his blogs on not listening to negativity. It is easy to have doubt and the nay sayers will feed on your fear.. DON'T let them get away with it!!!

Bird Dog Beginner

Hi everyone,
I want to get into Real Estate Investing by myself but got the idea that bird dogging might be a great way to get acquainted with this field of work and gradually get involved after learning a few crucial steps.

My question is that I have made contact with a real estate investor willing to work with me in that I send him pictures I've taken of properties that fit his criteria.

The problem is that in our few exchanges he has not told me that I need a contract or how I will get paid, but to send pictures and a way to contact the owners.

I sense that something is missing in our conversation. Both legal and ethical. I do remember too that I asked him where approximately he was from although I answered his question about where I was located he didn't tell me anything about him (makes me feel kinda nervous)

Can someone tell me the correct way to establish myself as a working bird dog on the right path that ensures what I am doing is legal and above all, that I will be justly compensated for the services I would like to offer.
