I live in Brooklyn, NY. Read BAREM RIGHT NOW about 3 days ago and now started to check out craigslist and other other sites mentioned in the book for deals on properties and FMV's. Im 23 and college student so my cash is short right now and Im looking for No Money Down deals at the moment. Im working on creating a buyers list before locking in properties. I am willing to do whatever it takes to make real estate work for me. Has anyone made any deals recently or in the process pf making some? I am here to help and learn. And of course to make money.

Assingnment Deals AKA Real Estate Wholesaling
The other term that is use for people who use the Assignment Mechanism as there wealth building strategy is also call Real Estate wholesaling. You could find alot of free info on youtube. Yes you could apply that strategy in the NYC area you just have to build a buyers list. I have not done a deal yet I guess because I'm still in the process of building my buyers list. I had spoke with other wholesaler and they say that they will help me flip the contract for a fee of couse. I still feel more comfortable using my own buyer list. With that I'll remain.

How do you record a Real Estate Contract In The Bronx County
I went to the County Clerk in the Bronx and I asked them just for informational purpose how can I record a Purchase Aggreement Contract. They told me that they don't record those contract there that I'll have to go the Register Office in 3rd ave in the Bronx to have it recorded. He was not sure on that either but do that makes sense. The purpose you will want to record the contract because if the seller goes behind your back and sell the property after being in aggreement with you if its recorded it will act as a lein and that will cloud the Title. Meaning that they won't be able to close on the property. I read about that in a number of RE books. I had not have time to go to the Register office yet to investigate such. Hope you could sheed light on such.

Hi all,
I have a property I came across in North West NJ that is currently in foreclosure proceedings.I look at a lot of these and this one just needs some quick clean-up.All the major things were done a couple of years age.Kitchen,Bath ,Roof.The current owner paid too much and tried to rent it.
Didn't work out for them.Now it is available for nearly half what they paid!
