m y experince with i buy houses including distress my experince was that the person or inveastor. i talk with about this lost a great oppertunity . property the house was distress i c all because she offer a finders fee I jumped right on it. well to my suprise she let the property get a way . i lost the finders(smile) some else came brought the property from auction And the property looks brand new as if there wasn't anything ever wrong with it.have tenant and its a cash flow to the other people that invested in it.distress I by house may not look good at first financing does help. when i look at that house now I wish it was minds. thanks Dean your a good teacher.

Finally the light bulb comes on. I can finally do the math. I don't feel like I am hurting the client. It's hard not to because in this industry outside of a licensed real estate agent people sometimes think it's got to be a scam. Showing the why I think adds to your credibility to really help in a time of need.
