iPad answer and an idea

Hi Dean,

First, to answer your question...as of this minute, wholesaling is the most exciting to me. There are many reasons for that and frankly, my answer changes depending on circumstances (for example, I was just laid off from my "day job" so the fastest means to replace that lost income appeals to me most).

Second, I have a question/suggestion. I have watched so many of your videos and have heard you speak live several times and you do a fantastic job of working with your successful students time and again to provide more and more great info on what they're doing and how we can duplicate it. How about working with your LEAST successful students to really get into the details around why we're not ALL your top students? I'm not suggesting you hand-hold everyone but I would find a tremendous amount of benefit in hearing others miserable failures because I think those lessons are so important.

Again, apologies if you're done this in the past and I've missed it and it's with understanding and acceptance if you think this is a pointless or worthless idea.

Either way, I'll keep tuning in!

I am interested in wholesaling for now but by early 2012 I will also be interested in buying and renting for positive cashflow.

Which out of the three do I like

At this time I feel that the wholesale avenue is the way to go. The reason is that it makes more sense to turn and earn than to wait for a date. It's great to see that you are willing to give me an Ipad. I can only grow stronger and more empowered to do more with your techniques and training while having it on me at all times.

Wholesale, Rehab and Hold or Rehab and Resale!

Right now I would like to pursue the wholesale end of the business. We have done the rahabs and kept 3 for rentals. We have also rehabbed to resale, we have 3 on the market for sale right now. With the market being so slow it is possible they will turn into rentals.
We (my husband and myself) enjoy rehabbing properties and the end owner always loves them. So we will stay on that path but filling the void of slow moving RE I know that learning and perfecting the wholesale market would be a smart move.

I would say being universal in all three categories would be exciting. If I have to choose it would be wholesale.

I believe wholesaling is one of the best ways to get into REI when you've got limited or no funds to buy for yourself. I like this concept the best of the three.

Free iPad, sweet Deal

My wife and I are really interesting in buy property for a super low price and re-sale later, part of this idea is to provide affordable housing for people that are in financial trouble in our church and community, we can help with the financing problem in many ways but the first one is to put a family in trouble under a clean roof, be a blessing to someone, believed me, God will help me big time after that, you need to put your self in a serven mode in order to be use.
Now the only way we can do this is by putting the dream to the test, if we are open to help others and I ask God to help me help others, No questions ask He will open the doors for us to move in to our desteny. Thank you Dean and God Bless America.

Buy low, fix and flip

I want to buy low, rehab and flip for retail for big cash returns. I also want to keep some good properties in better neighbourhoods for long term rental, and higher returns when the market improves again.

Investing - for an Ipad

Hi Dean,
I just sold off the last of my rental properties, properties I've held for income for 30 years. Now, rather than having to deal with tenants, I'm more inclined to look for low cost rehabs either for sale to investors or to put on the retail market.
