Ipad Drawing
I am most interested in wholesaling but feel more comfortable in the the buy and hold to rent category, I guess because it seems to be the path of least resistance. However, once I have enough confidence and do my first deal, I will want to wholesale all day long!

My husband and I are just getting started so having options for fast cash is the immediate need BUT as we progress we want to use all available options buy and hold for cash flow; buy to resell to other investors; buy and sell to retail buyers -- we plan on using all these choices to build our net worth within the next few months.

Right now I want to birddog due to need to build up cash, then to other techniques. I'm secondly interested in buy-hold. Thanks Dean for giving us the winning edge in education.

Wholesaling is more difficult than it appears. Many banks or sellers in today's markets are under water and fight to get every penny they can for their properties. Many of the banks laugh at my offers of 40% below the market value. If I was able to buy at 40% below market value; this is typically a house that needs work; most investors want a 30% discount from market value if the house is ready to sell, if not, they want a bigger discount. Pretty soon I have no profits left. Since I have only been able to find 1-day transactional funding for my deals, I must get the property sold while I have it under contract or the deal falls apart. If I had affordable transactional funding for maybe 30 days I could attempt to wholesale first, then if I cannot find a buyer before closing, I will still have the time and option to sell the property at somewhere between wholesale and retail value once I have purchased it. This keeps the deal from completely falling apart if I cannot find a buyer to do a double-closing, and also makes realtors more willing to work with me. I feel like I am so close to making this work but am missing a key ingredient. I am currently a landlord but have no desire to buy and hold properties while accumulating more tenants. Please no!

Thanks for the offer....I have done all three and currently working on the "buy cheap, fix and sell" property. A bit nervous on how long it might take to sell this one once it gets on the market....a bit pricier than I've had in the past. Thanks for all the good advice!
