I am most interested in wholesaling but feel more comfortable in the the buy and hold to rent category, I guess because it seems to be the path of least resistance. However, once I have enough confidence and do my first deal, I will want to wholesale all day long!

I am more interested, at this point, in wholesaling.

My husband and I are just getting started so having options for fast cash is the immediate need BUT as we progress we want to use all available options buy and hold for cash flow; buy to resell to other investors; buy and sell to retail buyers -- we plan on using all these choices to build our net worth within the next few months.

Right now I want to birddog due to need to build up cash, then to other techniques. I'm secondly interested in buy-hold. Thanks Dean for giving us the winning edge in education.

Wholesaling is more difficult than it appears. Many banks or sellers in today's markets are under water and fight to get every penny they can for their properties. Many of the banks laugh at my offers of 40% below the market value. If I was able to buy at 40% below market value; this is typically a house that needs work; most investors want a 30% discount from market value if the house is ready to sell, if not, they want a bigger discount. Pretty soon I have no profits left. Since I have only been able to find 1-day transactional funding for my deals, I must get the property sold while I have it under contract or the deal falls apart. If I had affordable transactional funding for maybe 30 days I could attempt to wholesale first, then if I cannot find a buyer before closing, I will still have the time and option to sell the property at somewhere between wholesale and retail value once I have purchased it. This keeps the deal from completely falling apart if I cannot find a buyer to do a double-closing, and also makes realtors more willing to work with me. I feel like I am so close to making this work but am missing a key ingredient. I am currently a landlord but have no desire to buy and hold properties while accumulating more tenants. Please no!

Wholesaling is our main focus right now but we are not going to limit ourselves to just that. I want to open and educate myself to never let an oppurtunity pass us by to make $$. Most interested in Wholesale now- working my way to buying low -fix up -rent.

Due to my current situation I would be interested in learning more about wholesaling then graduate to buying low and refurbing for a quick turn around. Then holding on to properities for cash flow. I would like to learn all aspects of REI!

Thanks for the offer....I have done all three and currently working on the "buy cheap, fix and sell" property. A bit nervous on how long it might take to sell this one once it gets on the market....a bit pricier than I've had in the past. Thanks for all the good advice!

Wholesaling would work best for my personal situation due to the lack of funds and great credit

Well, for me the choise is wholesale.
The reason is I don't have money and the only way for me to start is the Wholesale.

This month July- wholesale, working my way to -buy low- fix up and rent.

I'm interested in buying, rehabing and then renting for 2 or three years. t was something that struck my interest when I attended one of your seminars here in Reno, NV. I'm excited to see what the future holds for me.

in the past I have bought, fix, and sold homes and also have a few rental that i have held onto. Currnetly I am interested in the wholesale of properties. It is something I have not done in the past but am interested in trying.

Short term goal is to wholesale and get my cash reserve up. That way I can do what I really desire to do is buy and hold for the future and for my children. That is part of my definite chief aim and it will happen. Love ya Dean have a great week

well I want to make money fast so what ever is fast and easy give me the list so I can match up buyers and sellers. My daughter said you always have real estate so I am going to fight to keep my daughter and my home.
