Dean, I am interested in getting myself off and running in this business. So, wholesaling is most important also to set up multiple streams of income with the fix and sell retail and buy and hold for passive income for the long haul. Another good blog! Looking forward to your next stream of Real Estate wisdom.

Being totally honest with you Dean I can't pick just one, because all three have there own financial advantages and appeal for being in the real estate market

I find all three ways very exciting but because I work from 12 to 13 hrs a day I think the seller's and buyers list and putting those two together would work best for my situation at the present moment. I'm starting my first deal ever with a forclosure, the bank wants to sell" as is" ; it's missing the kitchen cabinets, it's has a new roof but over the carport the roof dips, so I need to go in the attic and see what's going on there. Bank said make offer/ house is listed at $109.000/ it was listed at $149,000, hiuge yard 1/3 acre. I'm going to offer them $50,000 because repairs, which I will some myself and some by contractors I've to know. I drive truck all over town and del. & pick-up drop boxes for const., foreclousers, roofing jobs, etc I'm in the perfect place to find awesome deals but like I said I'm working 12 to 13 hrs aday, so my weekends are going to be when I get stuff done. It's 5:30 infact and it's time to get to work. So talk to you Dean and by the way your inspiration has been the glue that has given me hope to do this and never give up until I succeed. Because you are right so many people tell you " you can't do that without money" and I say, well I can and say adios to them because they are stuck in their little box of thinking, Sincerely, Raul "the unknown student of yours for years starting his first deal" thank you Dean I couldn't have done without your help and good advice!!!!!!!

For Now Wholesale

Wholesale would be my best option for now due to time and financial limitations. But once I get going I would rather buy low, fix up and profit on the sale.

Wholesaling. Same reason as many others posted. Credit is terrible and no cash on hand.

I would have to say whosesaling for now because I need quick cash but I really want to buy low and flip for bigger profits.

Although I have not done any deals to date because I have lost so much money in the past in realestate programs. I know how important it is to do wholesale' if you want to buy and sell for cash to another investor. There are big investor's who have the means to buy properties! to hold' flip' rent' or just add to their portfolio. So at this point any method will do!!!

There is plenty of cash that needs investing and I gotta make it fast and get out fast with wholesales. Net year, I will want to slow down and rehab properties for the end user.
