Which method do I prefer?

Naturally the idea of a quick flip via wholesale is appealing, but I love the creativity involved in the fixer-upper and the satisfaction of the transaction when you know you've improved a property. But from a financial standpoint, the wholesale investor approoach makes more sense for me at the moment...

interested in wholesaling. I started back in November 2010 and I am still pushing towards it. I actually took today off of work so I can run comps and locate buyers for an 8 property bulk deal I have in Rock Island, IL.

What I like best

I like buying and fixing up and renting out, going to give Section 8 housing (guranteed money) a try, already have 1 rental, waiting for market to go up to sell it and hopefully make some kind of profit I bought it during the crash before I knew what was going on plus didn't take the extra step to get it properly inspected, seller negelected to disclose that the pipes had burst in the winter, learning experience. But would love to quick flip too. Finally started reading your books Dean, can't seem to put them down, started out slow, now I just want to suck up the info as fast as possible, just wish I had a photographic memory. Thank-you, I'm learning alot more from your course than any other, can't wait to make my first deal using your lessons.

i am interested in wholesale more than any other technique because bits faster and easier

Wholesaling is my preferred Technique

When I first started going to REIA meetings I met a man who has acted as a mentor. His advice was to wholesale property until we had a six month SURPLUS of cash. That way if we decided to buy and hold, we would have fall back money to cover expenses if renters left or damages occurred.

I am interested in buy low hold and rent then sell when market goes up. My daughter has been looking for an apt and the places she has looked at are just awful. I cannot even believe they can rent these places. I would like to be one of those people that can offer a nice place to live for a reasonable price for someone starting out. And make some cash at the same time.

I'm leaving for the middle East in October (I'm a member of the National guard and am being deployed for one year). When I get back, I would like to buy low, fix up and sell high, as opposed to buying, fixing up, holding and renting. An IPad would be really nice to take with me over there. My husband's grandson closed my netbook and there was something on the keyboard, so the screen was broken. So, now I have to plug it into a monitor. That means, I can't take it with me.
