My choice.

I am interested in buying low and fix up to rent and hold.

I am interested in buying, fixing them up and renting for positive continual income. At a later point I hope to fix and flip but the rental income fits easier into my lifestyle as of now. P.S. I would love to have your personal ipad, loaded with all the great info and interviews, as I am sad I missed the info seminar in my area.

I don't mean to offend in any way. What I am saying is that my Goal is to meet you personally. And I am more determined than you could ever imagine to achieve my goals.

So, to answer your question, I am interested in everything. My primary is wholesaleing to build my capitol to do the rest. But when you get into this you find all these deals that "could be done if I had money or knowledge". That is what most people think but I am not a normal person. Maybe I am just an over pessimist, but I believe there is opportunity everywhere. So I work with every situation. I have a short sale specialist, and I am currently working on a seller finance, as well as wholesaleing.

Bottom line: I know I need to wholesale but I am passionate about buy and hold. And it fascinates me to do retail flips! So I love it all!

I have an amazing Power Team in Northern Ky and I am determined to make us all money and to meet you personally very soon.

PS. And if I do win your Ipad I will be honored. I appreciate all of the knowledge that you give to us and especially the Success Academy. And your advisory line which I can call at any time when I just don't know what to do. They are Awesome!!!

Dean my goal is to be a success in all of the ways you described. I have had a devastating last couple years and now I want to take back control so I can give back to others.

I am trying to help out a co-worker who, along with her extended family, is in a dire situation. Their house is currently in foreclosure (by private lender). Presently living in the house are: my co-worker, who is 60 years old and the only one in the house able to work; a 94-year-old aunt; a 72-year-old sister; a disabled brother and his wife; a disabled diabetic nephew, his wife and 5 minor children, one of which was recently hospitalized due to and is still recovering from a rare serious disease. My co-worker herself has never had any biological children, but considers herself responsible for her nephews and nieces. She wants to continue living in the house, which is in a good neighborhood and convenient to her workplace and the family's doctors, since she does not drive. She also wants to buy the house back as soon as she is able because she wants her nephews to inherit it. The main reason for the foreclosure is that since 2006 she has lost her mother, 2 aunts, and 2 sisters. All except one sister were previously living in the house and receiving SSI. After meeting funeral expenses, my co-worker's poverty-level income was not enough to keep up the mortgage. I am financially able to buy the house and lease it back to her, or alternatively to purchase a satisfactory house nearby, IF THE PRICE IS RIGHT.

And so, the answer to your video iPad blog is that we have been checking your foreclosure listings every day on our lunch breaks in order to find a house suitable for her and her family, in order for me to buy it and LEASE IT to her and her family, until they are able to buy it back from me.

I'm definitely open to any of the strategies mentioned. But if I had to just name one, it would be to buy for 30-60% under FMV, make a flip to it, and probably pass it off to another buyer and draw out the equity to be able to use for further investing.. and maybe a vacation Smiling

I believe that it is in my best interest as so; choose what property to buy and then decide how much to spend on rehabing. This way I have the best advantage on watching my money work for me in the sense that I can choose how my properties will look in the appropriate area for my potential renters. My main interest is in wholesaling for quick cash.

Wholsaling

Right now I'm more interested in the wholsaling. However, if I started making real good money I'll start rehabing homes and either sell or rent out. It all depends on what the expenses we're when rehabed.I mainley want a better life for my Family and to be able to help other people who are less fortunate than me and my family are. Even now they're people that less fortunate we are. That is my main goal.

Hi Dean, thanks for the great offer! I'm interested in all three areas; wholesale, buying cheap and selling at retail, and of course buying cheap and renting to develop a positive cash flow. I don't have a lot of money particularly because I'm concerned about the economy and I'm approaching retirement age, which for me as a government agent is forced retirement at 57! I am excited about what you're putting together, because my wife and I have agreed we have to get started with a second retirement plan NOW! Thanks for all you do.

Rehab is the way to go!

You can control more of tour time and money with rehabing because you already know what it costs up front and what to expect in return.
