Getting Financing
I am having the hardest trouble finding financing! I would like my first deal to happen but I can't even find a real estate agent to allow me to put property under contract to assign to other investors for a fee. What can I do to get started? I'm in California and even seller-financing is difficult because even they are going off my credit report. Please help!!!! (562)200-3374. Marcus Harvey!!!
Dean, I purchased your book
Dean, I purchased your book because I named my son after my father who I admired and passed away just prior to my son coming into my life. His name is Dean. So, I kinda think that my Dad steered me to you. I have been a Paralegal for 30 years and for about 15 of it I have been on the fence. My obstacle is credit and financing the deals. I have now been unemployed for 8 months and I have to do something soon. I am a single mom and I feel that all these bargains are passing me by due to financing.
Anyway, enough about me. I really like that you are in your car talking about real life fears. You are the kinda down-to-earth person that everyone relates to. I love your courses, books, and these videos. More than ever I look forward to seeing them every week.

What is best process?
The video was OK; be careful driving with all that camera equipment and crew in the car with you.
I have read Profit From Real Estate Right Now (several sections many times over) and still am uncertain which side of the equation should be completed first. Do we put together a buyers list before we have properties available, or do we seek out deals (sellers) before we have buyers locked in? Both have their pros and cons.
The EDGE program may shed more light on the subject when it arrives, which I am anxiously awaiting for. I will figure it all out ASAP and in the meantime, I am getting signage, business cards and my recordings together.
Any advice is sincerely appreciated!

I like the look of the new show, but I am watching it with the current 'texting while driving' controversy and the new summit to be held in September with an eye to tougher laws about driving distractions (texting, cell phones etc.) on the news this morning and fresh in my mind, it is hard to concentrate on what you are saying during your drive. Even though you are not holding the camera, I am concerned that it is a distraction to you, and others will see it that way too.

I am trying to get my first deal going, but just seem to have road blocks. I have terrible credit and no money to get going. I know you say that this can be done with no money. My question is when approaching investors, should I have a property already in place or should I have the financing in place?

Hey Dean.
I love your shows and your video blogs.
At first I wondered why you were doing the show in the car, but then I liked that it was different and more casual than what you usually see from other Real Estate people on TV.
I do, though, have the same concerns as others on the site about you being the one driving. I sure you were safe in the set-up but as you are aware perception is reality in this world and it gives the impression it may not be the safest thing to have done. As a publicist who from time to time has to handle crisis communications for clients I may be more sensitive to this than others. To have someone else drive while you spoke from the passenger's seat would have made me more comfortable.
But more importantly from a marketing standpoint - I believe I was more focused on watching you drive and talk than I was on your message.

The Real Estate Revolution

I bought your CD's the Real Estate Revolutition, Which also comes with an interactive training course called ITS Interactive training course, and I am a little confused. At the very begining of the first CD a realtor named Charlie Fuller within the first 2 minutes of talking state this
"1, do not pay attention to the no money down deals that you hear about all the time. These are rare and very few and far between."
I was floored since you are all ways talking about that it is possible. I can't believe that you would have a realtor speaking on your behalf telling your students the opposite of what you are teaching us.
It is one of the reasons I started wondering a few weeks ago If these are actually your CD's?

The question that I had for you is about birddogging? I want to start doing the probate process, however I haven't yet been able to create my website. I am having difficulty on there. Besides the local newspaper where else am I able to find the "Notice to Creditors"? I live in Brooklyn and I look in the New York Daily News. Is there somewhere else I can find them?

Liability protection
Hello Dean,
With so many tenants suing their landlords for sometimes no other reasons than just make some money... what options are out there to protect me on that very first deal? I've heard about land trust, LLCs, S Corp- etc...
I know you are not allowed to give legal advices but could you point us to the right direction, especially for those of us that live in southern AZ and don't have that many options like you have in Phoenix. For example : how do you find a good lawyer or accountant that could set up a solid liability protection from the very beginning of my real estate investor career?
I am scared of buying a property and rent it, and hold it until the market picks up, because of liability issues.

I just joined a Journey tribute band to make some extra cash to pay off my credit card debt.
I saw a house down the street from me yesterday
with a sign that said open house.
There was a Realtor sitting outside on the porch
with a laptop. I walked up and introduced myself,and we exchanged cards.
The Realtor told me the house was an was a REO $185,000. I asked who was the lender/Bank and he said I don't know. hmm.. Can We lock up REO's and
assign them like FSBO's ?
