I don't believe in luck. Bad things happen to good people, and good things happen to bad people. It's a part of life. I do believe in a higher power, called God, who gives everybody the strength and abilities to do amazing things when they both believe and act on their belief, (by doing the things that support their belief), through work. You have not spoken to us in a year! What is wrong with you! ha,ha! Well, last year has been ok. This year will be better. I expect and hope to achieve much more this year than I did, last. I know things will finally fall into place. I can feel it already! I plan to attend your Gain The Edge event this year. I am making progress in the "cleaning up" department to get ready for greater things in my life. I will make, and stick to, my New Year's resolutions. It isn't easy doing things when the whole world is against you or think you are crazy, but you persevere anyway and eventually good results will follow. Thanks for always encouraging us. I don't believe in luck either, good or bad. It's chance, for sure. Everyone has periods of positive or negative events happening to them. Statistically, we ALL go thru that! However, what one CHOOSES to do with that event is what makes or breaks our circumstances.
I have chosen to complain and gripe and bemoan my life in the past. NOT ANYMORE!!! I will overcome! And I am teaching that lesson to my kids now too, so they aren't stuck in this vicious circle for 40-50 years, being unproductive.
Thank you, Dean, so much, for reinforcing to me what God has been trying to get thru to me for the last two years. Now, I am victorious. 2013 is a great year for me and mine!!!!!

I agree with so many of the posts on this week's WW. I don't believe in luck, coincidence, wishing. I believe in hard work, having faith in God and in His ability to help us in every area of life.

I want you to read this Please...
Hey Dean, since I can't ensure you will actually read an email, I am posting here, as I promised before. I will copy the email I have sent to Guardian Law, Ryan & Jesse at PropertyDirect. I feel there are some "cut corners" you should be aware of in the rehab/renting of PropertyDirect. It may be their local Mgrs. BUT SOMETHING is very wrong.
I have called & spoken to contractors & a few property mgrs. only to find ot, as an example, a "rehabbed" property has a tenant with a hole to the sky in their closet. It was raining & PropertyDirect was being evasive to the Mgmt. Co. Some contractors admitted that "splash & dash" didn't cover all that was needed. The Mgrs. were stalling on pest control issues & the tenants MOVED out after withholding rent in the Alabama property I purchased. There is more...
2 of 3 properties are VACANT and have ISSUES from PropertyDirect. I will try to REWRITE the LONG dissertation I had composed before it just disappeared.

This was the email I sent to Jesse with specific questions & a request for a link showing me that all back taxes were paid on both of the Michigan properties.
I made a typo on the Insider's Cash amount, it should be 1%, not 10%. Also, 01/04/13 I did receive the closing docs from Guardian Law for the 2nd Michigan property, the one that HAS a tenant. I haven't signed those either as I am still waiting for answers to the questions below.
Hope this helps. I look forward to getting the link to show me the back property taxes were paid, an explanation of the inspection & ACR certification for Michigan, why PropertyDirectUSA didn't do that, and paying a fee for payments I can schedule online for free.

Good afternoon.
My boss was here all morning & I was unable to get the docs out until now. I didn't actually see a HUD stmt but there are 3 settlement pages, I hope that is sufficient.
I went to the Assessor's website in Michigan to look up the taxes. I'm at work now so can't check but after looking THERE I thought the back property taxes weren't paid. Perhaps you can send a link to me that I can look at from home, to see the taxes are current?
Anyway, I just reviewed the docs and it doesn't show the property taxes as past due, however, I do have a few more questions.
#1. I was told the loan origination fee was $3K plus 1% per month until refi'ed, paid in full or 2 years when all is due. The fee somehow went to $3170.00. That is higher than comparable funding sources for bridge loans. I don't think that is fair, am I being taken advantage of?
#2. Why am I being asked to schedule, pay for an inspection and complete "ACR" compliance on a property that is already owned by Property Direct since September? They should have been required to do this inspection & clearance on the property. Why am I being asked to do this 4 months later? I have no idea how much that will cost, etc. I understand Property Direct did a rehab on this property, after which they should have been required to provide this compliance. I need this explained as I do not believe this is right either.
#3. There is a page in the docs that asks me to include a check and get payments automatically deducted for the payments each month for a fee each month. Why would I do that? I can set up recurring payments online for FREE. Please explain.
I have to go, still at work. Please check on these issues and I will check email when I get home this evening. Thank you VERY MUCH for following up, being patient with me and helping me with this transaction. I also was wondering why I have rec'd. no closing docs for either of the 2 other properties? Any help and info would be appreciated.
I am TRYING to trust the various affiliates but due to all of these issues my trust is shaken & I wonder if the 7052 Hudson Ave, MI property is good for me. I feel I can refi 1 of the 2 other properties & save myself a ton of money. I do not feel very good about this experience. I listened when you spoke & I want to assure you I work hard & feel somewhat taken advantage of. Please read, review the details, discuss with Ryan, Lars, Lisa 7Don at Guardian Law & get back to me. I am upset & am afraid to sign anything now.

I think the fact the we live in US is definitely something we can all GOOD LUCK, I know I do, since I wasn't born here and was so fortunate to have moved here some years ago. So, to all the people who think they aren't lucky, that's not true, if you live in US you are already more lucky than most of the world!!!
