As I stated before, we are in a whole new world right now and since you are here on Dean's site I am going to assume you are ready to do just that. I am putting this group together so that we can work together, build together and win together!

We will hold monthly meetings online and correspond regularly. there will be networking events, local and regional seminars and classes and this group will become a catalyst (along with DG.com) in making all of us even more successfull as Real Estate Investors.

How are you assigning the REO's? Are you dealing directly with the lender/bank that owns the property or are you going through an agent?

Every agent that I have spoken with, and there have been several in different areas, has told me the same thing, "you cannot assign an REO, the banks won't let you". Maybe I should contact the banks directly?

I usually deal directly with the agent unless the bank has chosen to do the deal themselves

Unfortunately you cannot lease option a REO you can do an assignment but think outside the box and test the waters. Try some different strategies and see if anything works for you.

I have a little bit of money, but really have the experience and know how. I have owned properties and rented them out before. I have a successful system for maximizing rent and positive cashflow. I have more time on my hands and would like to partner with someone who has less time, but more money. I would like to buy and hold and rent under an LLC.
So, the person I am looking for would be interested in good interim positive cashflow and be willing to wait for a much bigger payday when the market finally comes back ...to sell the rental. There are homes in Pittsburg selling for $40k, $60k, $80k where we could get a positive cashflow of $500+ per month and then ultimately a 100% return or more when we sell that rental.

Hi there. I know this is probaly not the correct place to put this but I tried to PM you and havent got a response. (I could of done it wrong) Anyways, I was looking at your post for bird dogging and am lovin the subscription idea. Looks like you guarentee at least 10 deals & all at least 35% under FMV. I was wondering how many deals you put on that sheet and also how often do you give them a new list.
I am wanting to put an incredible list together for investors (something they would be crazy not to buy.) Have on the list foreclosures, preforclosures, REO, FSOB, Auctions, Probate, Rehabs ya get the point. Is this the kind of list that you prepare or am I getting in way over my head. Getting around an FHA Seasoning Issue...

I have a short sale that I am working on, and already have a buyer in place, but they have FHA lending, and that becomes an issue for seasoning. Is there a way to use the second buyer addendum to get around this, or is there ANY way around this? I am going to put in my offer today, so time is of the essence as there is a sheriff's sale scheduled for May 6.

I think I am a day late on this one but you could always list the secondary buyer then remove yourself once deal is complete, so I guess the answer is es, but if you have time give a little more thought to it and maybe you can find a more creative way.

If I list a secondary buyer addendum after the offer has been accepted, how do I get paid; and if I am removing myself at the end of the deal, since I was a cash buyer, will it matter to the bank that it is an FHA buyer taking my place? I need to go sign the papers today, but don't want to waste my time driving 2 hours away, if I cannot make this work with the FHA buyer. I guess I just need to know how to set this whole thing up and know how to execute this strategy. Thanks!

If I am offering a lower amount that gets accepted on the short sale, and the secondary buyer is going to pay more, how do we do this and not raise eyebrows to the bank, escrow, and title?

What is the purchase price, what are the comes, is there repair work, what is the average rent in the area, how much cash flow. Things like this is what I mean. But get me a little more info and I would be glad to talk to you about it.

Wouldn't i need to qualify for this HUD home on my own or do i bring my tenant/buyer to this realtor for hud qualifications? of course i would like to get either a finders fee or try to assign it to the new buyer

My First Possible DEAL

Hi everyone,
I Have found my first Possible DEAL, i think for me my problem is beign "afraid" to MESS up.

Here is what i have got from a potential seller. They do have a realtor. these were the ?'s , i asked the seller.

I think i may know which startegy to use but like i said "scared" to approach the deal-(chicken) i guess.Sad

1. are you dealing with a realtor?

2. How long has your home been for sale? are there any outstanding mortgages? if so , how much is outstanding?

3. how did you arrive at your asking price?

4. Are you flexible?

5. Are you open to Creative Financing?

6. Have you located a new property to move into?

7. and finally if I bring you an ALL-CASH offer what is the lowest price you would be willing to Accept?

Would you offer your home on a "lease Option" if so how much would you require as s " Down Payment."

these were her responses:

1. Yes - his name is Ben Townsend
2. About a week and a half - I owe about $68K on the mortage
3. I paid about the same amount for it less than a year ago - I have to move due to personal reasons beyond my control.
4. If flexible about the amount - I already went down from the price I payed. So not too flexible.
5. I need more details on what you mean by Creative Financing before I can answer that.
6. No, I'll do that when I get there - first I want to sell or rent ot rent to own.
7. All Cash - I would go for somewhere around the $135K - but I need to know is legal, not sure how you can do that.

YEs Lease is an option - I can be flexible about the downpayment.

So i would say i should maybe approach this as a "LEASE OPTION TO PURCHASE"
But i would like THE DG's Inputs.

Would love to join I am in WY a long ways from all of you. But I have a buyer looking for 3 properties in North Las Vegas, doesn't mind putting in some work if the bones are good one for them to live in and 2 to fix and rent anybody have any leads let me know. They are going out there on vacation soon so if I could I'd like to have some addresses for them to look at, he has the money so I'm not worried about that just need a little extra input. Will make it right to anyone who has anything.
