As I stated before, we are in a whole new world right now and since you are here on Dean's site I am going to assume you are ready to do just that. I am putting this group together so that we can work together, build together and win together!

We will hold monthly meetings online and correspond regularly. there will be networking events, local and regional seminars and classes and this group will become a catalyst (along with DG.com) in making all of us even more successfull as Real Estate Investors.

Still trying to put my team together, so this group sounds like the right one for me. I have a few agents in mind but what can it be better than getting referrals from my fellow investors.

I have not done any deals jet so I hope I am in the right group.

I'm in Colorado, been doing fix&flips as a contractor for the last 5yrs.Unfortunatly, I partnered with investors that didn't pay off for me. I did the rehab and was promised(undocumented) a percentage on the back,needless to say stupid and never got paid what I should have.
I have a good eye for properties and have the ability to do the work on them at cost for a percentage to get me started. Cash poor, a 580 score and self-employed, I can't get a loan or sign a contract on a property with my history. I'm ready to work this though need a hand up, any investors in the Colorado area (or anywhere really) that wants to partner up with me, drop me a line.
Each one of the straegies that I have read in the DG book need either credit or money to back the paper work, that said I am stuck, see the deals but can't act. Any help to get off the ground!!!!!!

I got stung in a deal, got wiser after credit rating went south. In Wisconsin realestate taxes are ski high. I'm going to advertise for investors and assign preforclosures, so far thats the plan till I can get a pool of investors to buy a hotel on Board Walk.

I did my first contact to a real estate agent just to hear from her that for every REO property, she gets 1-15 offers. Meaning according to her, that I need to make the highest possible offer and still probably not able to get the home if I'm looking to offer less than the asking price. Not very encouraging!

Since banks do not accept assignments, what is the best way to approach an REO using no money down?

Are the contracts in this site legal to use in California? Different states, have different laws, right?

Yes the contracts are legal but you can edit them for what you need. Yes, the realtor has many offers but dont let her push you into a higher offer than you are really wantiing to offer and the banks DO ACCEPT assignments on REO's I do them all the time. ALSO, if you keep letting others tell you whats what you will never get anywhere.

Since you do assign REO's all the time, Does your Realtor get a lot of negative responses from other agents and do you come across a lot of banks that dont accept assigning? I'm assuming you get so many offers out that you alway's get that one bank to accept.Is this correct.You dont worry about every bank that says no assigns.You just keep offers going and always get a couple.
I think this question is a major problem for us Newbie's and lisening to our agents.

I have a question

I am trying to make money in real estate by the way that deans new book states. I went to see a mortgage broker yesterday. I talked to him for a while and he said to contact the department of real estate in California. I was wondering if you knew if that is something i should do to make sure that all the paper work is legal and nothing will come back and bite me in the butt?

I have no idea why he would refer you to the BOR but you dont need a license from them to be a REI.

He may just no be familiar and unsure and is pawnig you off on someone else. So just keep looking.

Hi Anita,
Do you or anyone know of investors in colorado so that i may locate properties for them "birddogging", i have no money or good credit to get started, but i'am excited to get my and my families financial future started right away. i have several properties in colorado springs, that i see are good deals, especially living in a huge military state. with a new military division moving into my town, with limited on post housing i see a HUGE $$$ potential.

Please help or advise?
