I thought if we posted some daily activity in the life of an RE Investor, it might encourage others to get out there and DO!
It doesn't matter how little or much you do, just post whatever. Did you drive a neighborhood, look at a house, follow a lead, send postcards or fliers, make phonecalls? This is all the "work" that leads up to the ultimate success, signing day. Use Anita's 3-house deal as an example. She did her homework. That certainly wasn't her first phonecall of the week!

First time on this site . It looks very interesting to hear the people that actually do g through the process of allthe different types of searches for properties .
I am doing this from southern Pennsylvania, out in the country. My base of operations is 18 miles from any centers of population, a little more difficult than working from within , or close to any size of a town or small city.
My I ask what part of the county the rest of you investors operate in?

Funding

Well, I sat down with a new mortgage broker this morning for over an hour. I think this is going to work out well. He has a list of private investors and conventional resources available for just about anything you could think of doing. hard money (short-term (10 days or so) to long-term (6 months or so). to conventionl 30-year.

Lease/options: He also has worked with other investors, finding them funding for their purchases straight on through to planning the lease/options for the properties, AND qualifying the renters and helping them get financing. He also printed me out a copy of an actual lease/option agreement that they use.

He wants to "pave the way" in advance for any deals I come across. This means getting in contact with his investors and giving them a heads up (some of which are clutching their money at this time, a little leery of letting it out)so that funds will be available quickly when asked for. They also have NO SEASONING for re-fi's with the conventional 30yr. Sounds REALLY good.
I asked about funding sheriff's sale purchases, but he said that would be a little tough. Better to buy and then refinance.

I am hoping to establish a good relationship with these resources and then pass on the info to my friends here to use, as well. He only works with people in 4 states. If anyone in MN, WI, SD, or FL wants to leave me a PM, I can give you more info or pass yours along to them. They do ask for a very good credit score (I'm not sure what that means number-wise). And the broker gets 1% of any transaction. Is that a good rate (those of you that have used them) ?

I WISH I was on vacation (somewhere WARM, it's 18 degrees here). Just been super busy. Along with the REI, I’ve been more busy with family/volunteer commitments the past couple weeks. I was in charge of our school’s Thanksgiving Dinner. Shopped, baked enough turkeys and homemade pies (and all the other fixins), along with help of course, for 120 people. Altered a costume for my daughter. Attended her singing events (she has a FABULOUS voice). Our 18-year-old son accidentally ran a fillet knife THROUGH his left hand the other night, in through the palm, out through the top. Thank the Lord he missed any tendons or veins and will be fine. Traumatic, though. I’ve checked out a ton of houses and have one assignment “in the works“ (enough to satisfy my promise). I’m not sure what will happen . I feel very bad for the family. The owner (dad) was just given a couple weeks to live (terminal leukemia). I am mostly praying for them and don’t want to push any REI issues at this time. Have been helping my investor “shop” for another house, too. He’s a slave-driver. lol. Mother-in-law’s birthday this weekend. Holiday stuff coming up. You know, LIFE. But I hope to be back here more in the near future. NEVER will leave my DG family. Smiling

So sorry to hear about your son but glad he'll be ok. Once when my daughter was little she was "wittling" a stick & cut her finger, I was scared to death! Glad she's older and I don't have to worry about that stuff anymore. The worries are a little different now. Smiling

Thanks for taking the time to update me and your other RE fans. So glad to hear your son is OK. Wouldn't wish that experience on anybody. Yes, amazingly his hand is almost healed over already. And no infection. (He's a very healthy guy, thank God) Thank you for your prayers. For the homeowner, too.

I think we all get really busy this time of year. It's good to remind each other to take time for ourselves and family, and the true meaning of the season. Foreclosure

Rina, I was very interested in your comments on Foreclosers. More importantly we have some things that are in common such has having children in Christian School and it seems a devotion to Christ.
My question is the distinguishing features of Judical Sales, Upset Sales and Sheriff Sales. Especially what liens, Mortgages, etc are divested in the process under each type of sale.

OK, I did that. Interesting... I don't think we have that here in WI, but I would love to discuss.

Of the three you listed, I am only experienced myself in Sheriff's sales (which I find very exciting and love), in which a sheriff's deed is given to the winning bidder after the confirmation hearing is done. too, too many leads! I am POOPED.
I can't believe how many investors there are wanting to get rid of their properties and move to warmer weather. (That will probably be me in 20 years. lol)
BUT, for now I will work on making win-win situations for both of us.

New sources for leads/bird-dogs I have found:
Contractors
People at the different departments in the home-improvement store
Friends who know friends
Previous landlords of my current tenants

Like Dean said, word-of-mouth is one of your best sources.

I've got a bunch of leads I have to follow through on after Christmas. I am just too busy right now (got some offers in, am finishing up some projects, and got my kids coming home tomorrow). I've got 5 older gentlemen (all separate contacts) wanting to leave the area for warmer weather and wanting to sell the properties they currently own here (either for health reasons or just wanting to be done with it). They are all investors (meaning they are rental properties), so they know what they're doing. I have to spend some time talking with each to see who is willing to give me a deal (that works for both of us). I'm hoping to get some seller-financing along with some great numbers. If I end up getting more than I can handle I will definitely pass them along (my main investor has first dibs, of course Smiling ).

Conny, what price range are your people looking for, and who will be doing the rehab? I would be seriously interested in hearing more on any loan criteria you have. We've got a 3bdrm/1 bath on 5.3 wooded acres that we'd like to rehab next. We should profit at least $30-$40K. Need about $20-$30K to fix/flip. I've had several offers to buy it as is, but my husband wants to put the work in and make some extra $.

Woohoo!! Just in time for Christmas!

Well, Dawn, I know you've been waiting to hear this...
Today I got my coaching refund in the mail! Every dime. And just in time for Christmas! I am so excited!!
My daughter called while we were out to eat and said "Mom, FedEx came with an envelope. Can I open it?" And there it was! I know it seems petty compared to all that I've made using Dean's program, but, WOW, how great is that! I almost feel guilty keeping it (almost Eye-wink ).
