If anyone is wondering what the "other assistance" means, it is "assisting" in finding renters, forwarding payments, and keeping an eye on the places. They will be like my "foster houses". lol

Should be getting my check in the mail today for finding the prop. Last time he added a $500 bonus. I don't want to be presumptuous, so I did not post the "assistant fee" yet. (yes, bird-dog)

I hope that my posting these transactions is encouraging to people. If not, please just tell me to stop. I'm so excited for everyone who's out there making deals! The more you are watching/doing, the more of those GREAT deals you're gonna find! I know it's not the most important thing in life, but I know everyone here has their REI goals, and it's great to get to cheer each other on!

thanks for the website address to find the totally fulfilled book. the closest store to me for buying books is the walmart,and they don't have any of dean's books, so i am very appreciative for your help. thanks again.

Maybe you should try ordering online. Sometimes you might be lucky and get a deal on the book. I purchased my book cheaper, even though I would have bought it at full price anyway. It is an item you will not like to part with, like the Bible, you would keep it close to your heart. The book is worth every penny, trust me. Good Luck and God Bless.

I am embarrassed to say I do not own a copy of "Totally Fulfilled" yet. I will have to buy it this week! I'm sure it will have as great an impact on me as "Be a Real Estate Millionaire" has had.

(I have to start a DG library. I'm sure it will be filled over the years! )

i really appreciate the info. i went to amazon and found the book, and it is reasonably priced. i am going to order it online because the only store around me that sells books is the walmart, and they don't have any of deans books. thanks again

Journal update:

Rehabs moving right along. Got a request from a friend to find a property. Also, another investor from the site wants to take/go in on a deal (cash in hand). Have some prospects I'll be looking at next week for myself/whomever.
Plus exciting news from Dean's office!

Looks like I'll be keeping busy.

The nice thing about getting to know people so well here (over time) is that you know you're of the same mindset and you build a trust that just comes from the dedication you see. I look forward to dealing with others from the site and to helping each other.

Well let me tell ya Rina, if it wasn't for you and the rest of the DG Family, I would still be sitting on my butt! Reading everyones "story" who are coming from the same place I am, shows me that it really can happen!!! I am having a little trouble convincing my husband of that! That's ok though, 'cause I have the Best support system going!! I can't lose!

I think I need a nice vacation this winter. With all the rentals bought this year and start-up costs, tax time should look pretty sweet. Ahhh..... Bahamas? Hawaii? Here we come.

MUST have an assignment of contract under way within the next 2 weeks!
Serious penalties to be imposed otherwise!

Have been in constant contact with:
carpenters
painters
carpet layer
carpet cleaner
cabinet designer
realtor
property manager
classifieds
potential renters
husband (foreman and partner )
investors
coaches
motivated buyers (catching me around town)

and working on (physical labor. keeps a person in shape, but wastes their time) three different properties.

(I have to adjust my REI so I can do some REI! LOL)

New PLAN while these are taken care of:

Next week:
Tuesday a.m. - meeting with mortgage broker to run through new opportunities/ideas.
THEN, sit down with my buyers to make a definite plan and outline of what each wants and what they need for pre-approval (if not already pre-approved)

Lock up at least one assignment deal.

Get renter for finished investor's house. (have good potential looking tomorrow)

Following week:
House touring/offer marathon (me and my realtor. she's out of town next week)
Hopefully lock up several great deals to assign.
Give current buyers first shot at them.

Is Christmas really next month???!! (just looked at the calendar)

I just have to tell you what I found out today. I called a broker/realtor friend that is also one of the bigger property managers in our town to discuss property management for any future houses I assign/bird-dog for people out-of-town. Had a LONG conversation. (VERY informative)
Anyway, he happens to be the local listing agent that had/has the elusive Brule house on the market, you know with all the title issues? Well, since March the bank (Fannie Mae) that owns it (or the title company) has been trying to track down the previous owner because of a discrepancy on the deed.
Remember I said they thought he was deceased and then they thought he was alive. MYSTERY to them.

Anyway, the broker got a call this week from someone who has recently looked at the house. He happened to be in a church meeting with a woman that is related to the previous owner. What she told him cleared up this ongoing mystery. Her relative had in fact died this past year. BUT, when he had signed the deed handing the property back to the bank he had put down that he was deceased (yes, the living owner did this). Since then, he actually DID die, but they have been trying to locate him, unknowing. So our local agent, finding this out, got a copy of the obituary and sent it out to the bank/title company (they were quite happy to receive it). He is pretty sure this property will now be able to be closed on sometime in the near future. lol

Weird? Or divine intervention? Not so weird when you consider the source. The Lord works in mysterious ways as we perceive them, but it makes perfect sense to Him as He always sees the bigger picture. Glad that you're on your way to millionaire status. It couldn't happen to a nicer, more deserving person.
I will join you on that sister retreat one day soon, and not as a stow away!

As far as our little trip, you're right. No stow-aways! ya hear that, Dawn? You, my future Millionaire Sis, will be going head held high, on your own merit! LOL I have no doubt!

My clothes would get too wrinkled in the suitcase anyway! Not to mention it would be kind of a "bumpy" ride. I think we should go FIRST CLASS! With the 3 of us there, I don't immagine Hawaii will ever be the same again!

You know what's funny? He is STILL of the old-school mindset. It doesn't matter HOW much AHEAD we get. He still feels like EVERYTHING should be paid off. no mortgages. If I ever showed him our asset sheet, he would look right past the hundreds of thousands in the positive (and all the positive cash-flow) right to the liability section and would probably scream SELL IT ALL! SELL IT ALL! So it is very hard to balance my new-found knowledge with how we grew up seeing things.

Looking back, it is probably why we struggled so much when we were younger. EVERY extra dime we made (which wasn't much) went on our mortgage principal. Which left us with no buffer at all. And then if there WAS a shortage, you just went without (my poor kids). I remember digging through the house trying to find 35 cents to get a package of margarine. And neither one of us would EVER borrow from someone (which I still think was OK).

Anyway, it feels SO GOOD to be at a different level now, and have the skills to balance things, make great REI deals, know how to leverage money to OUR advantage, etc. Money isn't everything, but it's nice not to feel in a bind. That's what really understanding and using Dean's strategies will do for you. First of all, he teaches you to have a winner mentality and not be down on yourself or let fear have any control over you. Second, he gives you the skills to make things WORK!!! I LOVE IT!!!

Sorry to be so long-winded. It just means so much to me.

Many of us have that 'old school' mentality. We come from humble backgrounds so we have to adapt to the new ways of having a bunch of CA$HOLA! Of course that is nice too... LOL!

Are we married to the same man? lol He sounds just like my husband!!!

I come from a similar background, scrounging for that last two cents to buy some milk! I have even gone through Foreclosure---probably one of the most devistating situations...ever....!

I've been high and I have been low. Unfortunately, I am in the low, monetarily wise, but, am wealthy beyond belief emotionally with the DG Family behind me.

Soon, I will be at both Highs, thanks to Dean, you, and the rest of the DG Family.

We have all had our ups and downs. However, this is the dawn of a new day. One of opportunity taught by a great man and a loving and caring family. Our aim is to support each other, therefore we do not have to live in the past but the present and future. God is in control, and has senn us reach this far, he will never leave or forsake us now.
