Hello All,
I want to let you know first of all, even though I don't post - I read most if not all of what is going on here. I thank you all so much for having caring hearts and helping out others when you can. It is so awesome to see.
It feels good to be part of a bigger group with all the same goals in mind; doesn't it... Instead of - in most cases - being around others who think you may be a little crazy for stepping out of your normal routine and going after bigger goals.. Never settle with "Average" or "Ok".. Never!!
So "What's Coming" - Wow -something huge!! Unfortunately I can't tell you to much right now other then late last year I ran a contest with a group of some of our students. It had to do with me sending them a video camera and telling them to film their success or how their life changed since getting my book, program and/or mentoring.
I was blown away by what I received back from them. I awarded the winner (Details on how he won soon) a killer first class vacation as just one of the prizes. One prize was dinner with me at a great steak restaurant.
Well something happened at that dinner that you are going to be jealous about at first, but then hopefully be inspired to be next. Before I tell you about what happened let me tell you about the winner. He is a great guy named Matt. He had done about 23 deals when we met and the first 19 were with no money of his own.. Yes, he started with no money, skeptical, living in a small little apartment and a bunch of negative people in his life telling him it would not work.
He overcame that and now is an investing machine!! Plus a great, ethical and honest guy. So right at dinner, without over thinking it I made him an offer he could not refuse. I said lets do a few deals together... His eyes almost popped out of his head. I said I will put up the cash and you can put up your new found wisdom and capabilities. After he took a drink and swallowed his steak with a big gulp he said "Heck Ya".
So last week I wired him $140,000 and we bough two homes. A bit jealous? Don't be!! My team and I are hard at work to present something absolutely amazing that could allow YOU to be the next winner. Get a killer vacation, use my money to invest, be my partner and a ton of other perks..
And I am going to do this every year. Is that hot or what!!!! This will hopefully be another motivation for you to get out there and take action.

I was always dubbed the blacksheep in my family no matter what I did. In here I dont get the negative feelings I get around my blood family. Acceptance is a great gift and you guys give it with a smile. That takes a special heart and mind and I thank you all for it. I have decided that this has to happen. She is such a wonderful woman and has always been super independent. She had her mother live with her for about 20 years and she always said that she would never do that to us.
We are happy to have her live with us, but it is not home to her and she feels like she is imposing all the time. I can relate to her. I was homeless myself once, for a short time.
I feel like I am going insane to even try this and my husband is negative about it. But, I am at a pivotal point in my life where I have to do something drastic. If she died tomorrow and I have not tried to get her a home of her own, it will kill me.
I'm very scared though!

I just want to thank all of you your input has been so great i am learning so much from all of you.I have read Deans book 2 times great book i was so impressed by the way it was put together.With his knowledge and all of your knowledge i know i will do it.I am getting ready to put my first finders fee deal together again thanks to all.

I am so glad that you find his book so easy to read! I am reading it, but I find it extremely hard to read.
I am just slow at being able to piece all the bits into something that I can understand. It is way above my head for the most part.
Good luck with the finders fee and PLEASE let me know how it went and help me to understand how to do it?

dEBBIEJO : to start with like Dean said start learning one subject like mine is doing finders fees.I have great credit but my loan to value is to high so i am learning the finders fee so i can get fast cash to get out of dept.Just take one step at a time it will come together for you.when you get there remember take action you can do it.

Thanks for the encouragement. I really needed it today as I have been really getting into the book and my husband is really being a negative '#$%^' about my new venture. He thinks it is a silly idea and too risky. I am not listening to him but that negativity is the only contact I have apart from the great people like yourself on this site.
I know I said that I was struggling with the book but I am doing fine now. I am stoked with Chapter 7 in particular; 'Putting Your Finances In Order'. It speaks to and of me. I think that fear had a huge part of my struggle with the book. The more confidence I gain the easier it is to get into the tasks and advice.
Please let me know how you got alone with your first deal? I wish you the very best with it too!

Interesting. I once worked with a lady who said she had thought of buying real estate but was afraid of ending up as a bag lady.
I told her that the best way to end up NOT being a bag lady was to buy RE.
I wonder now.. if looking back she wishes she had bought some San Diego real estate 12 years ago.
Dean, this is an excellent book, just finished reading it. Too bad I couldn't have read it 40 years ago, would have saved a lot of time. I was impressed how few typos there were, too. I enjoyed seeing how many of your experiences I also had, and how they built on each other. Your philosophy of dealing with tenants is very good. My main purpose for getting the book was to see what you had to suggest regarding finding foreclosures, and I was pleased with the descriptions.
I missed one subject, that of doing a Section 1031 tax-deferred exchange. I can understand that you didn't want to clutter up the book too much, but it's a valuable tool in pyramiding your way to success. Your treatment of wrap-around mortgages was good, but all-inclusive deeds of trust don't have the legal problems of the mortgages and have worked very well for me, especially for cash flow regarding vacant land that is divided and sold.
I never thought about "no down payment" applying to a deal where you had got the down payment by refinancing another property, but it makes good sense. And I agree about the usefulness of having a Line of Credit, even on more than one property, to use for picking up a good deal.
New investors, this program isn't just hype; it really works. And it would be hard to find a better guide than Dean. Although I've never met or communicated with him, I can heartily endorse his recommendations and his philosophy. They work!

I was offered the challenge last year and because of my circumstances and state of mind, I felt too defeated to even compete. However, things have changed tremendously and I'm happy to say that I'm up for the challenge this year!

Hello Dean,
I need help please. I just got your book yesterday and just started reading but because I listened to Anita on the conference call last week, after the call I went Straight to work - I schedule some houses for showing over the weekend. My agent called me tonight that two of the sellers have agreed to a lease option. I pulled the lease option contract form from your site but I'm not sure if I should get a lawyer involved or not.

I think you should first read up on lease options and get a very clear understanding of what they entail and how they work. If you go to the upper left corner of this page there is a search bar, type in lease option and start reading. Having the contract will do you no good if you dont know how to read it.
