Now for my day:

5.45am – Got hubby off to work.
6.00am – 8.10am - Read posts on DG and replied to all new posts (could not
believe how fast that went!).
8.10am – showered and dressed, had ‘brekky’.
Took cat for a walk and she got away!
9.35am – Check in with DG site and reply to submissions.
9.45am – 10.20am - Reading information on the future growth plans for my area.
10.20am – 11.00 – Washing and looking for my runaway cat!
11.00am – 12.15pm – Researching local RE and price and location info.
Also responding and asking questions on DG.
12.15pm – 1.20pm - Emailed local RE agent to inquire about the state of
RE in our area and her personal forecast.- Reading
‘Be a Real Estate Millionaire’ and asking questions in
the forums on DG.
1.20pm – 3.30pm – Washing, cleaning and relaxing.

Oh, cat came home (thankfully) before my hubby did!Whew!

For the rest of the night it was the usual routine of getting dinner, watering the garden and reading/making submissions on DG site , until 2.30am.

  • 6.00am – 8.25am - Reading Dean’s book. Reading posts and answering. (I was up
    last night on the DG site until around 2.30am)
  • 8.25am – 9.00am – Washing, breakfast, making bed etc. Still reading along
    the way!
  • 9.00am – 11.00am – Reading and posting on DG. My favorite chapter so far
    is definitely 7! Putting Your Finances In Order.
    WOW!
  • 11.00am – 3.30pm – Ironing and making bread.
  • 3.30pm – 4.45pm – reading and writing posts to DG.
  • 7.00pm – 10.30pm – reading the book and the posts on DG site.

I am still holding back on contacting RE agents, Mortgage brokers and such as I am unsure what to ask for and what to say. I will keep reading the book and I know I will move forward on this when I understand a little more. Confidence grows daily!

Deb, don't be discouraged if you don't feel ready in all respects to tackle a listing. If you have a good grasp of your financial position, you are in condition to call on listings, because you know what you can handle. Calling and asking questions is like learning to walk, you have to try. It may take a few calls to get more comfortable, but those calls are part of learning. Remember, they want you to call, and they don't expect you to make an offer without asking questions. And they won't send you hate mail if nothing comes of it.

Think of those "trial" calls as honing your skills and learning how easy it can be to ask lots of questions, like Dean mentions in his book. You may be more at ease in calling on FSBO's, since the owners are just regular people, too. But remember, agents may be new, too, so just start. Good prospecting.

Nice to meet you and thanks for the advice and information.
I am soooooo.... terrified, but I am not one to let that get in the way. I have been stepping up to the plate for a lot of years, much to the surprise and anguish of my family and friends.
They are never sure what 'stupid and idiotic' venture I might dive into next.

Monday May 26th (Memorial Day)

Here is what my day involved.

  • 09.00am – 10.00am – Email - Reading posts and responding on DG.
      • 10.00am – 11.00am – Shower breakfast etc.
      • 11.00am – 1.00pm - Reading Be a Real Estate Millionaire, chapter 13
      • 1.00pm – 1.30pm – Lunch.
      • 1.30pm – 4.00pm - Working on assignment for other studies.
      • 4.00pm – 6.00pm - Gardening
      • 6.00pm – 6.30pm - Studying yet another course I am into.
      • 6.30pm – 6.40pm - Checking in with DG and answered 1 post

      Now I am just going to relax! To hell with dinner....

Struggling sooooo much.. Tuesday May 27th

I am facing more and more opposition to my attempts at financial freedom. It gets REALLY tedious when I am working so hard and being treated like a moron!

  • 04.30am – 06.00am – Email - Reading posts and responding on DG.

      • 03.15pm – 07.30pm – Entertaining our next door neighbor! .
      • 07.30pm – 08.00pm – dinner. .
      • 08.00pm – 09.00pm – Study for US citizenship.

This has been it from Tuesday 27th through Friday 30th, give or take the hours listed.

  • 04.30am – 06.00am – Email - Reading posts and responding on DG.

  • 03.00pm – 06.00pm – Rest.

I have appointment with city planning guy to check on our city growth and plans for the community. I have a RE guy in a larger city close to us who I will contact when I finish the book and see if he is someone I can work with.

Sunday June 1st

I drove all around my suburb this morning looking at houses. Nothing significant so far but the thing I liked most was that everything that I have been reading in Dean's book was coming to mind as I looked at properties.
I am just so glad that something is sticking!

I am putting together a lost of questions to ask the city planner on Tuesday when I meet with him.

Monday June 2nd - What a huge day!

Okay, unlike some of you big deal makers, I am still learning the ropes so I have no deals to report JUST YET, but it is coming!

I spent all day yesterday (neglecting my other studies) reading lots about REI in Dean's book and online and checking out forclosures in my area and checking all the sites on our city council to find out who to speak with to find out all about the growth areas and such.

I found myself getting confused with so much information. I guess I had info-overload and I have to back off a little bit today on the reading so I can give my poor brain a chance to process all the info.

I have my appointment Tuesday morning with the community planning manager to discuss the proposed new development in my suburb. Apparently the mines are opening up again (been closed since 1974) and it will give this tourist town a big boost. I will check out the what, where and when of this charrette.

Then off to view properties!

Tuesday June 3rd

I was up at 5am this morning! This long senario is mainly so I have the day documented for my own records.

I met with our Community Planning Director this morning and asked him a lot of questions about this area which is new to me. I have not lived here very long. I knew there was talk about the mines re-opening and growth being planned in my suburb.

I learnt that the mines are in fact re-opening and will employ only about 300 people at the onset. There is a huge need for housing and my suburb is the only area where growth can occur. I learnt that many housing developments in the area have gone bust with developers walking away from the deals.
We have many needs and much to look forward to.
He gave me the phone number and name of a RE agent who he thought I would be able to work with. I phoned this agent and he is meeting with me tomorrow morning.

I learnt about a parcel of land that belongs to the city and is the last prime piece of land available in the old part of town which is a very desirable area. The parcel is less than 1 acre (I found out when researching tonight) and is an old swimming center which can be a problem to deal with, getting rid of the pool and un-inhabitable buildings, but the views are great and it has been suggested that the pool can be a great foundation.

The land went to auction some months ago but the minimum of 250k was not met so they were discussing dropping the price and allowing it to be subdivided. Last time it went to auction it was not to be subdivided.

I attended the city council meeting tonight, my first one, but since I have already spoken with the Mayor, City Manager and now the Community Planning Director, I was warmly greeted.

Among the items on the agenda was the city land parcel. The City Manager had instructed the Community Planning Director to reduce the price, allow the parcel to be subdivided and put it up for auction again.
This item was bandied around the council members for ages and the Mayor in particular did not want the price reduced as he kept iterating, it is worth more and will be worth much more in the future for 2 reasons, the market will recover and it is a unique property.

So, the vote ended up with a compromise. They still want 250k but will allow it to be subdivided.

That is my day, apart from a doctor’s appointment and many, many personal problems to deal with!

This is a problem with Internet Explorer. It happens to me as well. I was using firefox which was much better. I am not sure how to deal with it. I have just been putting up with it.
Maybe you should send a private message to the site manager, dgadmin http://www.deangraziosi.com/user/1 and ask if there is a fix for this problem.

Root canal is better! - Wednesday June 4th

Today I met with a RE agent, the biggest and best in the county, he did not want to work with me as a REI because I have not one 'bloo*& penny' to my name. He was however very keen to hire me, IF I can find the money to get a license to be an agent! He thinks I have the smarts and personality to be a great agent and he said there is NO FAST money to be made in REI!. Especially in my location!

Then to make matters FAR worse, he hired my negative *&^% husband to work on his telephone systems in his offices. My husband works for the government but is a telephone specialist. Why not just shoot me.....lol

And before everyone gets on my case over my 'bad attitude', I WILL bounce back and live with the added backlash of my husband's snide remarks.

Hey, tomorrow will be a much better day! I have to have root canal therapy!

No one's coming down on you honey, we're here to support you only. He obviously wasn't the Realtor for you, but he and your hubby sounds like a good match (birds of a feather)! I think it's actually a good thing that he could employ your hubby, he'll keep him busy and out of your hair... LOL!
You need to keep looking for the right Realtor for you, they posted questions for you to ask while interviewing them earlier today. They're EXCELLENT questions and that will tell you exactly what you need to know to qualify them. I have to laugh at his comment about the only way to make money in Real Estate is being an agent, is he serious?? What's HE smokin'... HA!
Hang in there hon, everything happens for a reason! Remember, what doesn't kill ya makes ya stronger... JK! Just tryin to make ya smile girl, it's not that bad!

I did get that list of questions to ask this guy. He passed all those but thinks I am worthless without any money to invest with.
I know it is not impossible, according to Dean, but as I said before, it is so hard with no-one in my family and close friends to support me.

Don't get me wrong, I am sooooooooooo grateful for you and Rina and your support and encouragement, it would just be nice for someone who really knows me, who has always knows me, to support me too. Do you know what I mean?

I will keep going but the rest of today was a wash and I have to face a very smug husband when he gets home. I am not going to show him that I have been floored by this. He will never know!

I'm in the same position, I get ZERO support from family and friends. Oh they supported me once I made some money, but it's funny that support disappears as soon as the money does. What keeps me going is my desire to achieve my dreams, my faith and I constantly get uplifting materials such as books, videos, courses, whatever I can get my hands on. I'm determined to succeed! When I can feel half good again. I will call you this weekend. There are so many dramas right now (like with anyone else on earth!) but the root canal is the tip of the iceberg. I will be fine when I get that over with and know I can handle it. I have handled a lot worse in life.
