Closed on a duplex

Just closed on a duplex with a tenant in one side and soon to be a tenant in the other. The numbers were all there....12.2% cap rate, 75% cash on cash return and a 1.7% debt coverage ratio. Checks to the bank.......

We close on a 4 unit on the 15th of August with similiar numbers and we have 4 more properties under contract (short sales) with a short sale approval letter do any day on another duplex.

THINK OUTSIDE THE BOX! Anything is possible! Even $45K at closing from the seller...

So, who says I have to wait for my cash out refi to do a deal??? If you saw it, you'll remember I posted about a deal I wanted to partner with someone because its a great deal in my area! I had 3 interested partners and when it came down to it, all 3 couldn't swing $95K. I've been working on this property since MARCH, but each time it falls out of escrow (twice with a wholesaler who didn't know what he was doing, and another retail FHA buyer that couldn't qualify due to having their own business), its been bad timing (see below why). So, here's what I did.

The New Deal FINALLY CLOSED IT!!

We have found The NEW DEAL, THANKS to another DG'er that contacted me about helping him with an assignment. We decided to make it our next flip. We are getting it from the DG'er for $60k, he is paying $50k, well, he isn't doing anything, I am dealing with the owner and buying from him for $50k and then paying the DG'er $10k for bringing us the deal. The guy selling it has gotten power of attorney done but its not filed yet. His mom owns the house but now lives with him. The house is trashed! I mean, disgusting trashed!

a while back I had a local investor contact me about some properties I looked at and made anboffer on......4 of them as a package deal to be a fact.HE wanted to sell but not for my offer.....well as I learned from on of deans conference calls....to NEVER leave a call without offering the seller a BACKUP plan that involves YOU ....if and when they DECIDE to sell in a MOTIVATing circumstance.well this DID HAPPEN and he called me back to state he had some health issues and will sell to me for my offer price!!.

Hi DG family. I wanted to share my latest deal that's in progress; should be closed by the first week in August. I was not allowed to assign this deal, so it makes for a lot of paperwork as I'm simply doing a quick flip on it, but I have to cover my ASSets. Laughing out loud

(Yeah, me, you know, I love to take on new adventures and try different things out. Smiling )

I'm buying this property in IN for $26,000 (26,775 out the door after closing fees and such). The property needs about $10-15K in work. I'm immediately selling it to the end buyer, but with a twist.

My self directed IRA is purchasing the property. I'm in the process of having the appraisal completed, but the ARV is approximately $85K.
