An article this past week at CNNMoney.com was titled “Vulture investors flipping their way to profits.” While some of us may not be thrilled with the reference to this less-than-revered bird, there are profits to be made in a market drowning in foreclosures and short sales.
In the article, one real estate agent and investor in Austin, Texas gave an example of one of his investor clients buying a 3 BR, 2 BA REO for $138,000, putting $10,000 into rehab, and selling it for $188,000. Even after transaction costs, this investor pocketed around $20,000 in just a few weeks.

Yes, I consider myself as one of the worst students in DG family. Because I hadn't done a single deal until now. On DG.com, I see a lot of stories of "Star" students of Dean, and so many others who did their first deals within a couple of months. Their stories have really inspired me and taught me a lot. But at the same time, it is true that sometimes I felt disappointed with myself, or even ashamed of myself for not having done any deals. But I kept going. I am glad I did.
Employment Numbers for March
May 3rd, 2011 | posted by dgmodThe Bureau of Labor Statistics at BLS.gov just announced employment numbers for March. Highlights include:
• 34 states reported reduced unemployment
• 7 states reported an increase in unemployment claims
• 9 states and D.C. reported no change in unemployment numbers
• non-farm employment was up in 38 states, down in 12, top states with increases:
o Texas
o Missouri
o Florida
o North Carolina
o Oklahoma
The general consensus is that these numbers don’t represent major changes that might telegraph coming improvements in the economy. It was no surprise that California, Florida and Nevada are still showing high rates of unemployment, all three with unemployment between 11% and 13%.
House Price Index at February 2004 Level
May 2nd, 2011 | posted by dgmodThe FHFA, Federal Housing Finance Agency, publishes home price index numbers each month. They are delayed more than 30 days while the data is accumulated, so in April they report February numbers. The report just released indicates that the aggregated index number for the U.S. is at roughly the same level as it was in February 2004.
February’s index number is 18.6% below its April 2007 peak.
My first deal

Just to let everyone know I completed my first deal! It was a home for me and my family though.
I found a nice house selling for $85,000.00 negotiated it to $77,000.00 got full seller financing and a 5 year balloon payment which gives me time to get a new loan once my credit score is higher.
All this thanks to the knowledge on real estate from reading Dean's books and the SUCCESS ACADEMY.
Just as a side note. My wife is now a believer. Initially she was opposed to me signing up to the Academy because I had spent so much money in many different types of course looking and and not finding.
She thought I was just throwing the money away! Well not anymore.
Hopefully I can now start looking for an investment deal.
