We all post tons of questions and comments on here. Both good and bad stuff. And we post comments to Dean about his blogs.
But I looked into real estate off and on, but working in trauma rooms all day, having my small farm and horses, didn't leave me much time to learn or do anything, on top of my major health issues.
But I bought Deans first book years ago. And like so many, hoped it would happen some day.
This past year, I got more involved with Deans academy then months ago finally figured out this site.
But the support Dean offers, and the way he makes all of us feel like we matter, made a huge difference for me.

We use every strategy we can think of to connect with motivated sellers. This one came from a sign on the street that said Estate sale. We always go by and ask if the property is for sale. They said yes and we were able to negotiate a deal. Here is the deal.
We walked through the house and here is what we came up with.
House is in need of a full remodel along with a roof and gutters. Huge potential in this neighborhood. Solid brick house. Its a 3/2 with a detached 2 car garage.
ARV as a 4/2 is $375,000.
Rehab/ remodel cost $60,000
Bought it for $200,000, Assigned it for $210,000. I make $10,000.
Seller owes $162,000 so he will Gross $38,000

The sales contract is assignable and the lease states we can sub-lease. After bills and "rent" we pay to seller, the cash flow is $400/month.
We found our rent-to-own buyer on Craigslist. They loved the house and were thankful that we were willing to work with them. We signed a lease with them as well as an option agreement. Then when they exercise their option (hopefully in a year), we'll sign an assignment of contract with them.

It made me smile because I can remember when I first started. I was so new to this whole real estate thing and I was constantly posting questions here on DG knowing that someone here had the answer. EVERY time I posted a question I got direction and guidance from the DG Family.
Now here I am 50 wholesale deals later and doing my part to help others here on DG make it happen!

WHY SOME SUCCEED AND SOME DON'T
April 14th, 2011 | posted by randy428I was sitting here getting prepared for tomorrow and really thinking why do some succeed and some don't. I have seen people like myself, with no money are credit, some with fair credit, and some with money that has done well. I have also seen people in the same three categories that have done nothing. Everyone that I have met that has succeed chose to change their live and decided to follower a few directions. And for this I think Dean the coaches and PMI.And yes I did have fear when I started, And yes today as I grow when I trying to put deals together on 100 acre parks and 100 units apartment complexes, I have a new fear.
