It is hard to believe that another Edge has come and gone. Sometimes I would like to have a rewind button to go and start the weekend over again.

The Arizona heat was swelting as the crowd gathered on a hot Arizona afternoon (yes it was a dry 103 degrees today). The heat waves danced through the air as the cool mists from the local restaurants filled the day. People had made the journey form North, South, East, and West.

One by one there were DG members that were coming from all over the USA and Canada. It reminded me of one of those Chicago Marathons they would host on the hottest day of the year. Crowds would gather in anticipation of the big event!

Hey everyone, this is Andrew Smetak and here I am in the firesky resort in Scottsdale, Arizona not being able to sleep because of all the knowledge and wisdom I've gained here at the EDGE EVENT. Ive met a lot of wonderful, knowledgable , friendly, like-minded people who all shared something in common...Entrepreneurship - capitalists, "the crazy ones" like Dean said. I was (and still am) so ectatic and grateful to see people like Stacey and Joe Jurek, Chad Merrihew, Carol Stinson, Matt Larson, and DEAN GRAZIOSI in person face to face knowing that these people are REAL and LIVING THE DREAM!!!

Keepin' up the pace, 12 deals in 12 months!!

Sorry I don't get a chance to post on here as much as I'd like, but here's where I'm at... I'm coming up on my 12th month in real estate and getting ready to close on my 12th deal. Sometimes I have to remind myself to stop and take a look back and see what's happened in a year. It's truly been amazing! It's equally amazing how much I've learned in the process. We have branced off from accumulating rentals and started flipping as well. I currently have 2 on the market, one being rehabbed and one waiting to close. I had to fill out a current personal financial statement this week for the bank and realized my net worth just creeped over $350,000. A year ago it was negative!

#1 Thing You Need to KNOW

is property Values in your area. IF you lived there a long time, you know the area and have seen the changes taking place. If you haven't lived there long,go to open houses and look at what selling/how much/ in your area. Look at for sale ads at prices /areas and rent rates.

How may times did you say to yourself, "I saw that property and could have got it for a good price" or it sold for XXX amount and you know they made alot of cash....and THEN you see it has turned into a car dealership or resturant or whatever and someone took ACTION and is making the money YOU could have made!!

You MUST take action after you learn the VALUES of properties and see deals.

Contracted with seller's on 11 Apr. Posted property on my website and craigslist on 11 Apr. Contacted by CASH Buyer on 2 May. Closed on 5 May. Check in hand on 10 May. All I did was sign a contract and posted the property on my web page and craigslist.

Seller's now want to sell me 2 more properties. The cash buyer want's first rights to all my other deals.

I can live with that!

By the way, they only need my signature!
