A property goes up for sherrif sale and nobody bids on them? I had one wednesday that was being sold due to bankruptcy. Nobody bid on it not even the plaintiff.
I went and looked at the proerty and it doesn't look half bad. I want to figure out how to aquire it.

Contact your county sheriff department and inquire how the process works. Maybe it will be include in the auction next time or maybe you could submit an offer and get it accepted. I would start with the sheriff department and see where your inquiry takes you. Good luck with all your deals. Believe and Achieve!

Joe,
I tried calling the deputy that holds the sales but he doesn't like to return calls. Are you saying I should call the main county sherrif?
I am not sure if I would step on his toes or not going over his head.

The county workers have a lot of incoming and outgoing phone calls, and the the last thing they want to do is return another phone calls. I suggest that you go over there and talk to them in person. They will direct you to the right person to talk to. Not only that all your questions will be answered, but they will also know you and thus establish a relationship with them. We are in the people business. Good luck and remember "Faith without Work is Dead" So, do a little work and make you way over there, lol

I agree with what Lloyd said...go there and talk face to face. It would be great if you could develope a friendship with these people. They can inform you when they have one that doesn't sell or upcoming auctions. Good luck!

going to the sales weekly and have introduced myself to Gary Back but he doesn't seem to want to help too much or give out info.

Don't let Gary discourage you from pursuiting your goals and dreams. You get to see Gary only when you go during the auction sale. I suggest you go over there when there's no sale and ask to meet with him. Sometime during the day of the sale, Gary might be too busy to speak to you and thus gave you the impression that he doesn't want to talk to you.
Believe me, i've had those feeling especially being an outsider in a new town. I had to go over there and asked questions and get to know them. Once they know you, they will go out of their way to provide you with what you need. Good luck!

Gary, if you don't get any satisfaction at the sheriff's office, a local attorney should be able to give you information on how the process works. Usually sheriff's sales and foreclosure public auctions do cause an ownership change. The rules may differ from state to state so check it out locally.

I see a lot of great advice in this thread. The golden rule is people will do things for people they like. Thus, be persistent and find the right point of contact, either in the Sheriff Department, local tax attorney of local investors. If you know other investors that purchased from the sale, introduce yourself and ask. The worst they can say is they do not know. Good luck in your search. Once you learn the answer you will be prepared for all future events. Believe and Achieve!

As bad as it sounds -- BE A PEST!!! Make sure they know your face, who you are and when they see you at the auction, be the one that they nod to say "hello"

Hi Tony,
In my area they are placed back on the list with a new price offer. And when it did I would go in with a killer price offer since there were no offers prior. I would guess each areas are different. Keep me posted. Continued success....Lubertha
