Jim,David,Tom and Jeri Thanks for stopping by and the kind words. Like I said this was are best deal so far. We could not of done this deal with out a partner. In this case my sister in Indiana was our partner and she did most of the leg work and she put up most of the money. She did get a good return on her money for her first deal ever.

Yes that is correct 30% off asking. I watched this house for a long time it started at 70k when HUD first posted it for sale. Then it went off the market thats when our final buyer was trying to buy it but when she seen what needed to be repaired she backed out of the deal. It was about 55k when she made her offer. When it came back on the market they lowered the price to 51k and thats when I offered 35k. It was rejected the first time and my Realtor put the same bid in the very next day and it was excepted.

So all you put down to make this deal happen was 1,500. How did you buy this house was it a traditional mortgage, was the 1,500 for a down payment? And how about the repairs who paid for them. Did you have an investor, I don't understand how you bought a house and rehabbed it with only 1,500 of your own money. I am still trying to get my first deal done so there must be something I don't see here.
