Hey everyone, I wanted to stop in and give an update on my recent flipping success. This is where I'm at as of this week...
I have two properties cashing out on the 23rd of this month. house one should profit approx. $23,000. House two should be approx. $20,000.
I have another that is set to close and cash out on April 19th, it should be roughly $28,000.
The fourth I am currently working on with about a week and a half to go, but I already have buyers that are ready to sign a purchase agreement and they are not fha, and they want to close by the end of April... this one should profit approx. $20,000.
The fifth one I haven't even closed on yet, but my realtor brought a couple through there over the weekend and they want to sign a purchase agreement asap and they are cash buyers. This one should be a whopping profit of approx. $35,000.
The sixth property is under current rehab, my realtor may have someone interested and once sold it should profit for approx. $30,000.
That is a total of more than $150,000 people! oh, and my partner bought me out of my rentals for another $40,000. Almost $200,000 and the year isn't even half over!
This is for real my newbie friends, if you desire it bad enough and act on it you will be truly amazed what will happen.

I do agree with Tina that Randy has SOME good points, but the overall "sense" of his post seems to be from a 'glass half empty' viewpoint?! No offense Randy! I just refuse to go there...nothing good has ever comes from it for me!!
I KNOW that Buy/Fix/Flip is profitable and I aim to make this a part of my strategy and CAN'T WAIT! Just gotta get the PLAN in place and won't give up till I do!!! Wholesaling along the way to help me along!
This is a great thread and VERY motivating and inspirational! I really appreciate your down to earth, no nonsense, confident approach making it 'so simple a cave man could do it'! lol!!

Pretty surprised at the "small time" thinking in Randy's post. Not that he is wrong, but clearly you can do way more volume when you delegate.
I always list my properties with my killer agent and use the power of the MLS to sell my properties. All the commissions are figured into my deal BEFORE I make the offer anyway.
I always use professionals to do the work, like you, my job is acquiring properties. Now I know some people are very successful and like doing the work themselves but there is no way I could do what I do while doing the rehabs myself (sounds like work!)
I do agree you must know the ARV and the rehab costs and determine what the average DOM is for you subject property before you make an offer. In other words, you have to know the numbers.

Michael- I completely agree with you on everything, from reading your posts, we are much alike in our approach... as you said, let the professionals do what they do! We will "Always" be able to make more money by delegating and running muliple deals versus grinding away on one house at a time.

Kaktus Charly- A matter of life and death can be a scary yet very powerful motivator, I sincerely hope everything is ok. Please listen carefully and take this to heart... If you had one day to find access to $100,000 or something terrible would happen like death of a loved one, would you be able to do it??? I know its a bit morbid, but I guarantee you could. Your drive alone would do it for you, it would conquer all fear because the fear of loss would be so much more powerful. Thats the approach I took when I got started, the thought of not doing anything and living the same lame life for another 30 years was much worse to me than facing my fear of the unknown.
With that being said, there are two ways of thinking about finding deals
1) When you find a good deal, there will always be money to fund the deal
2) When you have the money, you can find the deal
I like #2, my reason being is, I love using other peoples money, In fact I love it so much that as soon as I have more funding I let all my agents know that they need to find me a deal immediately so I can put that money to use.
Therefore, if you desire it enough I challenge you to CAll (not email) every investor you know ( if you don't know any go to your local rei group and get to know them), go through the phone book and call every real estate attorney, title companies, re agents, etc. etc. and ask them " Im kind of new to real estate but if I find a great deal do you know of anyone that provides private funding"? This isn't rocket science its a number game. Make a goal of calling 100 people until you have a few leads, then call the leads and ask "If I find a killer deal would you consider providing the financing"? Thats it my friend. From there you should have killer confidence because not only have you just broke the barriers into unchartered territory, but you now have what most people don't, BUYING POWER! Now get ahold of a few different agents, and preferably ones that are familiar with investors and tell them you have financing and need them to show you there best 3 deals asap.
My friend If you do what I just said, I guarantee you can have a house wrapped up under contract within a week. Theres some more work that goes into analyzing the deal, but this is first, find funds and find deals!
Way to kick butt, Mark! $150k+ in 4 months? Talk about dedication. I remember when you were telling us about your 1st few deals. You're inspiring others ~ keep it going, man!

lets do an experiment my friend & do that along with 4 weeks to freedom which we both have n see what happens ok? love you man keep up the fight dude ok, dont give up no matter what! look at Rando he struggled for a while before he got going, Adam too, me too not that i am a superstar but i did just bird dog a deal for 5k but i wont get paid until it closes so nothing for sure yet until the $ comes in.
PS i was getting excited about who was making 140k in a few months! LOL ha what happened to this guy right? dg'ers that go away like jen gray, i know yosemite guy is rocking doing deals he just isnt posting i am in touch with him so prob they are doing many deals, we just dont know it(unless we know them personally)

Great to hear you are doing so well. I think if you came to the edge and got on the stage and told people what and how you do what you do then it would help you take your business to the next level while helping others at the same time. yea nice to hear he is doing well oh yea I think he is on my FB too but I dont pay attention to that too much, true carei that it's been 3 yrs, Jen who knows where she is, it would be nice for them to come back they have forgotten about dg.com, too bad oh well.
they are too busy for us but we still have to go forward no matter what n make it happen, today I made 5 offers on the MLS, got a prop under contract from the MLS, so comping that out tonight/tomorrow am & going to see a fsbo tomorrow I got from a bandit sign so here we go.
gotta stay encouraged even if the whole world gives up or stops coming here.

Thanks so much Mark, this is really helpful. I have worked in the construction industry for 15 years, mostly commercial, and now am working freelance as purchasing director and project scheduler for a custom home builder who is also a RE agent and is on a team there that did well over $10MM last year, that's one agent alone. I am trying to figure out how to make the best out of this relationship and my connections in the construction industry ethically and legally, with no conflicts of interest. If you have any insight, I would really appreciate it! I am going to be getting my RE license, and my client's broker will also be my broker.
Glad you are doing so well! I feel I have a lot of advantages here, but there could also be pitfalls and I want to be aware of how this could be a negative situation before I move forward.
