How to build your Buyers List?

I have posted asking for help to build a buyers list nation wide. I have not gotten any replies. What is up with that? I was told by one of the instructors that this was an excellent way to access and build a buyers list.

Well the best way I have found is looking on the web. Try craigslist.com and search the state and city you want. Then make sure you are searching all of the housing section. and simple search for "i buy houses". Lastly start making call.

We all need help on this topic! I think one can start with Craigslist, referrals, postings, bandit signs, real estate agents, etc....

i feel pretty sure when you were told to come here that person meant for you to search for the info above like i have explained. its a lot of good stuff...

You most probably didn't get any replies because there are only 5 topics on the "Active Forum" Menu on the upper right hand corner of the website, which changes everytime a new forum post is clicked by whoever is posting a forum thread response, so maybe your post got pushed back (it happens to everyone . Smiling).

My Current Strategy

Although not a new technique, I simply browse through real estate data online, type in my target county and city, enter a random street in said city, then click on each house number on that street and check to see if the owner has an address different from the property address I'm viewing. If I notice that a secondary address is given, I write down that owner's information and either call or send a letter to the person to find out if he/she is interested in buying more properties. I focus primarily on the NJ market, and the website I use is www.njactb.org. Once you access this website, simply click on the Record Search option. Though I have solid partners/buyers for certain counties in NJ, this strategy has allowed me to find a plethora of buyers to add to my list.

*****One other tip you can employ is go to a site like www.realtor.com, search for recently sold data for your target area, jot down the addresses to recently sold properties, and discover who bought the properties via online public records. If you're not able to find information about these recently sold properties online, search for the tax assessor/tax collector for the city you're targeting, call, and request additional information (current owner). You should be able to retrieve any needed data this way too.

*****FYI, you can find online real estate data easily for NJ (though some municipalities aren't thorough in updating in a timely fashion) and Bucks and Philadelphia counties in PA. I say this because I search public records online for these particular regions almost daily.

Bring me a good wholesale deal in a nice area with low average DOM in the Denver, Co. area and I will supply you with all the buyers you need. You say you are looking nationwide. You need properties nationwide to supply your buyers. If you don't have a pipeline of deals why do you need buyers? That is most likely why you have not gotten any responses, besides the fact that most people on here are just starting out and they are not buyers nor do they have any real buyers themselves.
