Foreclosed house.

I live in a foreclosed house.The house has some proublems,such as;pluming proublems,leaky roof,mold and a few other things.Is it possable to get this house from the bank with no money down?

Never say never. Anything is possible.

Have you tried approaching them regarding that?

Normally, the banks do not make a loan on the house to sell it (referring to the owning bank) but Indiana Joe got them to do it for him at least once. You may want to read his journal to see what he did. But, I must warn you, his journal is VERY BIG!!!

Yes You Can !

Yes its possible to get the house from the Bank with no money down but you would have to find a buyer who wants a tenant home for rental..

Then you would have to negotiate with the buyer to do a lease purchase to purchase the home through a lease.. This wont give you immediate ownership but it will keep you in the home until you pay it off..

I can assit you with this for no cost.. Let me know.

Remember this: With Real Estate there is a way around anything and you can always save your home.. I saved 2 homes of mines that were in foreclosure...

Or I can buy the home from the bank and lease it bak to you, but the lease option will be more then the current lease that you had..

The question is if your home is in foreclosure now, how will you afford the payments again ?

I was looking at this as you are a renter and the owner quit making pmts and you are interested in the possibility of buying but Duncan read it as you are the owner who is in foreclosure.

Buying the House

You are right in the middle of the situation. You ought to contact the bank and see if they are willing to work with you. The odds are against you being able to get a loan from this particular bank, but you never know unless you ask.

I would ask if the house has all these problems, why would you want to buy it? Do you have the funds and resources to fix it, even if the bank allows you to buy it with no money down?

This is not making any sense to me

I am seeing a lot of assumptions on the situation and no clear explanation of the circumstances. Where are the numbers? How did it go into foreclosure? Are you the tenant or the owner? Is it upside down? Who is the lender?

It seems like we have the cart before the horse here. What is the value? What would be the cost of repairs? This is like a 500 piece puzzle that has taken no shape at all. Can you give us more info please?

It would be a real good idea if you would fill out your profile. Tell us about yourself and where are you?

If the home is in foreclosure you can work with your lender to see if you qualify for a loan modification. Another option would be to hire a real estate agent to do a short sale. There is another option called lease option and you would have to find another place to live. You might also talk with an attorney regarding your personal situation and circumstances.
