This was a Fannie Mae REO that was overpriced, so
we waited until after the 2nd price reduction & the house was going to auction ... we made a couple of pre-bid offers, but were rejected. Then raised it another $ 1000 & it was presented to the bank, the beautiful part was that they stopped the auction while waiting for approval; the offer was accepted at 32,300 plus 2,500 buyer's premium, 34,800 total.
Here's what really awesome; we had a buyer that looked at 2 of our other houses, but had not sold her place yet ... received a call that she sold it to a cash buyer & was moving down to Florida in 2 weeks!
Jill & I did our 67th rehab; it needed paint, carpet, kitchen sink/faucet, light fixtures totaling about $ 5100. It also needed a new roof, that was $ 6100.
Now, as you know you can't sell a Fannie Mae property for more than 20% profit over the purchase price for a 3 month period ... so we did a lease option
for a sales price of $ 60,750; less $ 11,200 (total expenses); $ 34,800(purchase price) = $14,750 profit!
This was for 2 Weeks of easy rehab work, BUT the BEST part of this is that the buyer paid for the property in FULL, in CASH, UPFRONT !!!!
So not only did we make almost 15K or a 24.3% ROI,
we got paid 3 months prior to closing!
Now that's the best lease-option ever!

Got to love those lease option deals like that. Cash up front is a beautiful thing. I remember one lease option property we were showing to several possibles at the same time. One of the potential tenant buyers took us aside and asked if they could come up with a larger down/option if that would give them a better chance. They gave us double the down we were looking for and ended up cashing us out in about 6 months!

so, the buyer is ok with paying you all cash for a property, but title won't be recorded for 60 days; what kind of document did you have to provide to her as a guarantee??

You're right John, it's amazing what happens with these lease options. I have one tenant that put up 10K 3 years ago & took a 2 yr. option term; they qualifield for the loan but had spent their closing cost money. So they deceided to stay as regular tenants, month to month & loose their deposit & rental credit. Now they're going to try & buy it, go figure.
This was a great example of not only selling properties, but selling yourself as an trueful, honest individual. She knew of our reputation from other friends that purchased from us, knew our work, & trusted us to deliver what we said we would, in the time frame stated.
She wanted to pay in full now so she wouldn't spend the money in the next 3 months while waiting to close. We only used a standard lease, in "other terms" I put in that the lease had the option to purchase, at a set price, with a set term, with a set closing date, set monthly rent, etc.
