There is a website where all these investors (residential and commercial) post there information and its for a fee. I can't remember what the name is. Can someone help me?

Free Website

I know there is a website where investors can post criteria that they are looking for on. There is one called www.****.
You can sign up for free and you can get one name and contact information for free each day. If you want to pay a monthly fee, you can have access to as many leads as you want without limit. You can also access the entire database to market to if you pay. But look at it this way. Even using the free service that allows you to access one name per day gives you access to 7 new leads per week and 30 leads per month. That adds up quickly.

I thunk I can help you on this . I am building a buyers list myself and got info about this website. I think its free. I'm fixing to o go there too.
www.**** this should give you one or two leads a day. I'm not sure if this site does commercial investors or not.

EVERYONE!!

The best way to find REAL CASH BUYERS is to network WHERE YOU ARE INVESTING. Go to REI meetings, auctions, craigs list ads, bandit signs and stop by every rehab in process you see. National "buyers" websites produce very few real buyers. You are going to have to get out from behind the computer and go meet people face to face OR have people on the ground do it for you.

Networking Is The Key

I totally Agree with Michael.
You can accomplish so much through networking.
Attending investment clubs can tie you in to so many local investors that will be such a valuable asset to you and your own team. Every single time you attend an investment club, your goal should be to collect as many business cards as you possibly can from real estate professionals that are in attendance at the meeting.
We have attended many investment clubs and some of the professionals that we have met with include:
~ Real Estate Agents
~ Real Estate Lawyers
~ Contractors / Handyman
~ Mortgage Brokers
~ Title Companies / Escrow Companies
~ And many others
Collect as many cards from all these different professionals and you will be able to build your power team so much faster. Investment clubs are a great and inexpensive way to build up a good solid foundation to build upon.

I am new in this area but

I am new in this area but agree with both Matt and Michael as I had had my own business as an attorney and found the best way to get business, and keep it, was by being known by the people you wish to deal with---that means going to the meetings and letting others know who you are so you put a "face" to the voice on the phone or to the email address. Can't Be a Secret Agent

In one of my favorite movies, High Fidelity, actor Jack Black, employee in a store, blurts out: "I realize we don't have any customers, but I didn't know it was, like, a BUSINESS STRATEGY!"
If you want to be successful as a real estate investor, you cannot be a secret agent about it--people have to know who you are and what you want. No matter how painful it might seem, you are going to have to go public, and be vocal--talk to people, give them a business card, and let them know what you are looking for.
Attending a REIA club meeting monthly is an efficient way to meet with many people in the industry who could become your associates, your partners, and your power team. It also gives you an opportunity to see how you can assist other people in being successful. Theodore Roosevelt, I believe, said that every person owes a portion of their means to the organization that supports them. Real Estate can be very good to you, but you've gotta pay your dues also in the form of time, energy, and yes, money, to keep the organization going and to keep it strong and well protected.
Give a little of your time to not only being present, but being active, and a vocal participant in a local real estate investors group. You'll discover you like it after a couple of meetings, and the contacts, support, and education are invaluable to every real estate investor.

Totally Agree

I totally agree with all the posts.
Building a powerteam with common goals is going to be one of the most important factors to a successful business.
One thing I do know for sure is that as a real estate investor, you will always be working on two things if you want to be successful.
~ Building your buyers list
~ Building your sellers list
Two things that will keep you making money.
As long as you are working on these two priorities, you will find success in any market.
I love all the feedback that the real estate forum here allows for successful investors to share helpful information and for new investors to learn and ask questions. Keep up the posting.

It's the Match Game

Matt's comments above are spot on. The motivation that we should all maintain is that in building the buyer's list and seller's list, we are looking for matches, and when we can make a match, we get paid really well. Not only that, we solve the problem of the seller who needs to sell, and the buyer who needs to buy.
Every active investor would do well to set a goal each month in regard to both their buyer's list and their seller's list. The seller's list goal is a number of offers, and the buyer's list goal is to add a certain number of qualified new buyers to the list. You will discover that not all of your cash buyers are going to be good performers, and those who are not will drop to the bottom of your list and get leftovers, while the top of the list gets first go at every property that matches their needs. You can also refine your list, get more focused on what kind of properties you want to work with based on how many cash buyers you have who will say yes to that particular type of property.
I've said several times on here that your cash buyers are money relationships that you want to cultivate and refine constantly. They can be your cash buyers, your private lenders, and even your partners in transactions as you grow in the business--keep adding to that list and you will never want for money to do your deals.
