Sometimes a realtor will provide a "pocket listing" A good deal that is not on the MLS. Most agents don't "wholesale" themselves but they may have good leads you can offer on.
Look for other wholesalers if you want to work with a fellow wholesaler. Just google " we buy houses" in the city you are working. You will find wholesalers that way. You can also attend local REI club meetings.

I had an agent here that also wholesale houses. However, that was his problem! Huge conflict of interest.
Not a problem if they disclose to seller, but definitely a problem with the employing broker. By wholesaling the agent is skirting on the broker's part of the commission.

For me, it was Definitely a conflict of interest. When your agent is to be helping you find deals, but secretly trying to work deals that you tried to get comps from him on. He had a hard time being my agent while wholesaling at the same time. I would certainly suggest to find an agent that does not wholesale, but is maybe familiar with investing techniques. To each is own...
I'm a realtor and I wholesale deals on and off the MLS and yes with full disclosure, with my managing brokers blessing. Its all about being truthful. I have nothing to hide.. But if you think your realtor is secretly "taking your deals" then find someone new.
You're right Donna, that's why he was fired years ago. Leary of using another who is also an investor. Of course not all would be this way, I just rather work with a realtor who isn't also an investor.
Real Estate Agents who also wholesale are some of your best contacts, but you can't look at them as typical agents.
If they are wholesaling they probably more or less got their license to benefit them as an investor (access to mls). I partner on a ton of deals with a broker who invests and wholesales here in my area. Brokers/Agents usually have a ton of buyers they can bring to your deals and usually will know the market really well to tell you if you have the property at a good price or not. They can also list the property on the MLS in certain cases as well which will broaden the exposure of your deal big time!
If you can find an agent who does wholesaling/investing you should make them an essential part of your team, but don't count on them to act as a typical realtor. Look at them as an investor with a ton of knowledge and experience in your market who can help you move your deals faster!
