We just won another auction.com property, here in Beverly Hills, Fl. It's a 2 Bed/ 1.5 Bath/ 1 Car; about 1300 sq. ft. of living area. Just needs paint, carpet & appliances about
$ 4000.
We are paying $ 46,300 & should sell it for around $65K
to 67K.

Thanks Tony. Auction.com requires a $ 2500.00 credit card deposit to register & participate in the auction. It is only a "good faith" type of deposit showing you have some type of funds/credit to purchase. They do not process the transaction, they just get an authorization hold on the card.
As I explained to Tony, above ... that's just for accessing the auction & bidding.
If your win the auction with the highest bid & it meets reserve, they email you. Then you have about 24 hrs. to sign the contract; wire transfer the deposit which is 5% down or a minimum of $ 2500.00; along with proof of funds.
Then they will have the seller sign & begin the closing process with the law firm or title company. Usual practice is 30 days to close, but depending upon the title company, we have closed in 2 weeks.
I ALWAYS pay the extra for title insurance so as to receive a "Special Warranty Deed" as oppose to a Quick Claim Deed. this way there are no issues with title.
