Which of Dean's techniques are our secret weapons to get ahead?

Hey everyone,

I've been brainstorming the last couple of days trying to figure out which of Dean's deal-finding techniques are the best ones to put me ahead of the game. Obviously, there are a lot of other investors around me in my area, but how can I set myself ahead of them? Which of Dean's techniques that he lays out in his books are rarely-used by other investors? Any feedback is appreciated!

My opinion here only, but I think lots of networking and making offers to private homeowners is the way to go. Sure there will be a lot of competition out there. You need a developed buyers list also. Dean's books explain how to locate motivated home owners and build a buyers list. This takes constant effort and education. I don't think there are any secrets. Use ALL the techniques in the book's to find a deal and grow your buyers list. Putting a homeowners property under contract is WAY easier than an REO, through a realtor, short sale etc. Are you confident in your ability to determine actual FMV(not zillow)how much equity is in a property and make accurate repair estimates before you make your offer? If not, educate yourself and go and make offers!

It depends on your circumstances

What is your situation ? Do you have money/credit ? If so, you can buy & hold, rent them for positive cash flow, then when the market turns, either re-fi or sell for a large profit. You could buy, rehab, & flip. If you don't have money or credit, then you have bird dog or assign contracts.
We have bought many foreclosures, but have found recently that in this area, the banks are not dealing as well as a year ago.(it seemed they got stubborn after the bail-out). Recently we have had extremely good luck with probates/estates, especially when the heirs live far away from the property.
It all comes back to you & money ... Greg Murphy's lease option technique
is ideal, especially since it;s a sandwich lease & you pass it on to a tenant buyer, no money out of pocket & income every month.

Lease options in my opinion is the way to go now. There are so many houses on the market that the are not selling so people are more open to either cutting their loses or they well lose the house. No Money Down! Deals!

ALSO

Assigning an asset doesnt necessarily mean that you have to actually locate the property, put it under contract yourself AND assign it to an investor. There are so many wholesalers on the market now that it would be just as easy to find one of them, talk them down an extra 2 or 3 grand on their assingment fee and then turn right back around and assign it to YOUR investor for that extra two or three grand.

What is everyone doing in your area. How are they advertising. what ever is going on around me I want no part of I want something completely different, And i really believe that is the main reason i have such good luck. GOOD LUCK in whatever you decided to do,
